About The Position

The Lead Building Maintenance Technician oversees the second- and third-shift carpentry and painting team, maintaining the aesthetic appeal and structural integrity of commercial facilities. The role combines hands-on painting and light carpentry with team leadership, workflow coordination, work quality oversight, and after-hours facility support. The schedule is Wednesday through Sunday, with work performed during second and third shifts at onsite commercial or industrial facilities in Portsmouth, New Hampshire. The position also involves coordinating with property management to schedule work and limit tenant disruption, responding to urgent maintenance requests, and documenting work, inventory, work orders, and shift handoffs. Candidates must be authorized to work in the United States without visa sponsorship.

Requirements

High school diploma or equivalent.
At least 5 years of commercial or institutional painting and carpentry experience, including at least 2 years in a lead, supervisory, or team coordination role.
Demonstrated ability to lead, train, and manage a small maintenance team in a fast-paced commercial environment.
Valid driver's license and clean driving record for travel between properties and material procurement.
Ability to lift up to 50 pounds and safely perform overhead work using ladders and scaffolding for extended periods.
Strong oral and written communication skills and proficiency with computer systems for work order management, scheduling, and documentation.
Availability and reliability for second- and third-shift work Wednesday through Sunday.
Authorization to work in the United States without visa sponsorship.

Responsibilities

Lead and supervise the second- and third-shift carpentry and painting team, assign tasks, monitor quality, and ensure work is completed safely and efficiently.
Perform advanced painting and carpentry work, including surface preparation, color matching, wall covering installation, drywall repair, and plastering.
Perform and oversee light carpentry projects, including door installations, lock repairs, door closer adjustments, furniture assembly, shelving installations, and fixture mounting.
Coordinate evening and overnight maintenance with property management, schedule work to minimize tenant disruption, and address urgent maintenance requests.
Troubleshoot basic building systems and facility issues, including carpet and flooring repairs and minor plumbing problems, and delegate work to team members.
Enforce safety, health, and environmental protocols; conduct toolbox talks; and ensure proper use of protective equipment, drop cloths, and safety barriers.
Document completed work, track materials inventory, manage work orders using computer systems, and communicate shift activities and outstanding issues to management and day-shift teams.
