About The Position

Gaines Investment Trust is creating a new position for a Landscape Supervisor to oversee their multifamily portfolio. This role is field-based and will initially focus on 14 assets in Dallas, driving weekly to establish and maintain landscaping standards. As the Dallas market stabilizes, the role will expand to include other markets such as Oklahoma, Kansas, Arizona, Nevada, and California, requiring air travel and multi-night stays. This is an individual contributor role focused on managing third-party landscape contractors, ensuring they perform work correctly, charge accurately, and maintain the properties' green appearance. The supervisor will act as the owner's expert on irrigation and landscaping, responsible for water coverage, curb appeal, vendor accountability, pricing, plant survival, and portfolio standardization across all company-owned assets.

Requirements

  • 5+ years in the commercial or multifamily landscape industry.
  • Hands-on supervision of field crews, ideally at a landscape contractor.
  • Deep, demonstrable irrigation expertise.
  • Working knowledge of North Texas turf and ornamental horticulture: warm-season turf, seasonal color, weed and pest pressure, fertility timing, and sun/shade exposure.
  • Comfortable reading a proposal, challenging a line item, and negotiating.
  • Valid driver’s license with a clean record.
  • Genuine willingness to travel — daily around DFW initially, and air travel with multi-night stays in other markets as the role expands.
  • Organized with the ability to maintain a paper trail: photos, punch lists, and written follow-up.

Nice To Haves

  • TCEQ Landscape Irrigator (LI) or Irrigation Technician (IT) license — held, or willing to obtain within an agreed period at company expense.
  • Bilingual English/Spanish strongly preferred.

Responsibilities

  • Oversee irrigation systems, including controllers, valves, wiring, heads, nozzles, backflow, mainlines, pressure, and coverage.
  • Ensure proper water coverage on all sites through zone-by-zone audits, run-time and seasonal programming, coverage verification, and leak detection.
  • Maintain curb appeal and ensure green grass through written standards, scheduled inspections, and follow-through on punch lists.
  • Hold third-party landscape companies accountable to their contracts, including scope, frequency, quality, crew size, and response time.
  • Review, scope-check, and negotiate irrigation repair and enhancement bids.
  • Ensure plant survival by managing watering, fertility, weed control, soil, and proper plant selection for sun/shade exposure.
  • Standardize landscaping expectations across all company assets in Texas, Oklahoma, Kansas, Arizona, Nevada, and California.
