About The Position

The Janitor maintains the physical integrity of the property and helps provide a safe, secure, and comfortable environment for residents, visitors, and staff. The role follows directives from the Community Manager and company policies and procedures, as well as applicable state and federal laws. The Janitor works at Kingsbury Center in Chicago, Illinois, and participates in a standby schedule that covers evenings, weekends, and holidays.

Requirements

High school diploma or equivalent.
Excellent customer service skills.
Full-time maintenance or janitorial experience, or experience in a related field.

Nice To Haves

Experience stripping and waxing floors.
Experience working in residential communities.

Responsibilities

Conduct daily building walk-downs and replace burned-out bulbs in hallways and stairwells and batteries in emergency lighting as needed.
Maintain the property's curb appeal.
Trash out vacant units within 48 hours.
Strip and wax assigned floors quarterly.
Monitor supplies and advise the supervisor when items are needed.
Attend company meetings when requested.
Maintain accurate daily timekeeping records using Paycom.
Follow company guidelines for storing chemicals and keeping Maintenance Data Sheets current and accessible.
Monitor property conditions and immediately report unsafe conditions, including broken steps, open holes, faulty lights or locks, inoperable smoke detectors, and gas leaks.
Promote a safety-first attitude and follow company guidelines for wearing safety items.
Perform custodial work in common areas, including sweeping, mopping, vacuuming, emptying trash, and cleaning windows.
Assist with grounds work when necessary.
Participate in a standby emergency schedule for evening, weekend, and holiday coverage.
Maintain knowledge of water and gas cutoffs, apartment and fixture cutoffs, and sewer cleanouts.
Assist with apartment move-in and move-out inspections.
Perform other related duties as assigned.
