General Position Summary: This position is responsible for developing and evaluating financial models across real estate investments, including assessing assumptions, structuring debt and equity at both the joint venture and fund level, analyzing distribution waterfalls, supporting portfolio monitoring and capital planning. Review and analyze transaction documentation – including loan and joint venture agreements – to assess key terms, deal structure, and resulting economic implications, and develop and evaluate structuring alternatives. Prepare materials and recommendations for management, partners, investors, and lenders, including investment committee approval memoranda and presentations. The position may also support capital raising efforts for investment vehicles/funds, platform-level equity, and joint venture partnerships.

Requirements

  • Advanced proficiency in Excel for complex financial modeling, including development and critical review of real estate cash flow models, underwriting, and capital structures; ability to rigorously test assumptions and ensure alignment with market fundamentals; strong PowerPoint and Word skills for communicating analyses.
  • Strong understanding of real estate finance, including debt and equity structuring, return metrics (IRR, NPV, cash-on-cash), and joint venture waterfalls.
  • Experience reviewing and interpreting transaction documents, including loan agreements, joint venture agreements, and purchase and sale agreements, with an understanding of key economic and structural terms.
  • Strong written and verbal communication skills, with the ability to clearly articulate complex financial and investment concepts to internal and external stakeholders.
  • Familiarity with ARGUS Enterprise (or similar) and capital markets structures across banks, debt funds, and institutional investors.
  • Strong organizational and project management skills, with the ability to manage multiple priorities, drive processes forward, and execute under tight timelines.
  • Ability to work effectively in a collaborative, cross-functional team environment across development, asset management, accounting, and legal.
  • Familiarity with data analytics, automation tools, and emerging AI technologies that support financial modeling, research, and reporting.
  • Self-starter mentality with strong attention to detail, work ethic, and professionalism.
  • Bachelor’s degree is required, preferably in business, finance, real estate, economics, accounting, or a related field; an advanced degree such as an MBA or master’s in real estate or finance is valued.
  • 3-6 years of relevant experience in commercial real estate, investment management, real estate private equity, development, or a related financial field.
  • Experience supporting real estate investment transactions, including acquisitions, developments, recapitalizations, or financings, is preferred.

Nice To Haves

  • Experience working with or for a real estate investment manager, developer, or institutional investment fund is strongly preferred.
  • Experience building financial models and performing real estate investment analysis using Excel, ARGUS, or similar analytical tools is preferred.

Responsibilities

  • Develop and maintain complex financial models evaluating debt and equity structures across acquisitions, developments, financings, and recapitalizations; independently assess development and investment pro formas by testing assumptions, identifying inconsistencies, and evaluating alignment with market dynamics and financial principles.
  • Analyze and evaluate joint venture agreements, loan documents, and other transaction materials, with a focus on understanding economic terms, structural mechanics, risk allocation, and practical implications for the Company and its stakeholders.
  • Support the structuring and execution of transactions, including coordination of internal and external parties, management of diligence workflows, and progression of deals from initial negotiation and structuring through closing; and ongoing portfolio monitoring post-close, including tracking asset performance against underwriting, reviewing operating results and key covenants, and supporting strategic decision-making.
  • Prepare investment memoranda, capital markets materials, and internal analyses to support decision-making by senior management, partners, and capital providers.
  • Conduct targeted market and capital markets analysis to inform underwriting assumptions, capital structuring decisions, and investment strategy.
  • Drive processes forward independently, managing multiple workstreams and ensuring timely execution across financings, joint ventures, and other strategic initiatives.
  • Assist with capital raising efforts, including preparation of materials and analysis for investment funds, joint ventures, and platform-level equity relationships.
  • Support broader strategic initiatives across the Company’s investment and capital markets platform as needed.
  • Perform other responsibilities as needed to support the Company’s investment and capital markets objectives.
