We are seeking an experienced Industrial Project Manager to join our team — a proven leader who thrives on tight coordination, holds high standards, and can drive a project from preconstruction through closeout with confidence and professionalism. Role Purpose The Industrial Project Manager serves as the primary point of accountability for Miranda Construction projects from preconstruction through closeout. You will be responsible for overall project execution — managing budgets, schedules, contracts, owner and subcontractor relationships, and ensuring each project is completed safely, on time, on budget, and incompliance with plans and specifications. This is a hands-on leadership role requiring flexibility, adaptability, and the ability to drive coordination and organization across office and field teams on active industrial projects. Requirements

  • Minimum 3 years of verifiable Project Manager or Assistant Project Manager experience on industrial construction projects.
  • Proven experience managing project budgets, contracts, and complex industrial project sequencing.
  • Thorough knowledge of construction trades and sequencing.
  • Strong understanding of industrial construction means, methods, and safety requirements.
  • Proficiency with Procore, Microsoft Office (Excel, Word, Outlook), and Microsoft Project.
  • Ability to read and interpret blueprints, specifications, safety rules, and procedure manuals.
  • Computer literate; proficiency with digital communication tools and job site documentation platforms.

Nice To Haves

  • Industrial retrofit and ground-up construction.
  • Multi-site or multi-phase project management experience.
  • Commercial and office project experience.

Responsibilities

  • Develop and maintain the project schedule in coordination with the Superintendent, subcontractors, and vendors to ensure timely project completion.
  • Conduct regular site visits to monitor progress, support forward planning, and coordinate with the field team.
  • Lead weekly project team and owner/architect coordination meetings to align the work and address issues proactively.
  • Identify schedule, budget, or scope risks and drive timely resolution with the project team and stakeholders.
  • Oversee project-wide quality control standards and enforce strict adherence to plans, specifications, and local codes.
  • Support the field team in issuing notices of non-compliance to subcontractors for deficient work, scheduling failures, or safety violations.
  • Ensure all identified deficiencies are corrected by the responsible subcontractor prior to proceeding.
  • Coordinate required inspections with local jurisdictions and applicable authorities.
  • Oversee punch lists and completion walkthroughs, ensuring thoroughness and accountability through project closeout.
  • Ensure each subcontractor is fully executing and complying with their contracted scope of work.
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards.
  • Manage and track ASIs, RFIs, submittmits, and change orders, and communicate impacts to the project team and owner.
  • Preside at pre-construction meetings with each subcontractor to align expectations before work begins.
  • Attend toolbox talks and safety meetings led by the field team.
  • Monitor project budgets and cost reports, identifying variances and implementing corrective action.
  • Prepare, negotiate, and manage subcontracts, purchase orders, and change orders.
  • Review and process subcontractor pay applications, invoices, and lien waivers.
  • Track project costs against budget and provide monthly cost forecasts to leadership.
  • Support enforcement of Miranda Construction safety standards and OSHA compliance across the project.
  • Maintain accurate project records, including meeting minutes, correspondence, and change documentation.
  • Track material submittmits, approvals, and procurement status to support the project schedule.
  • Communicate drawing and specification conflicts or deviations to the project team prior to execution.
  • Assist the Superintendent with day-to-day field coordination and planning.
  • Participate in preconstruction planning meetings.
  • Assist or lead estimates as needed.
  • Identify scope of work outside of subcontracted agreements and escalate appropriately.
