Operate, monitor, and maintain facility utility and HVAC systems, including steam boilers, water chillers, air compressors, pumps, air handling equipment, and related mechanical systems. Utilize the Building Management System (BMS) and other monitoring tools to evaluate equipment performance, respond to alarms, identify abnormal operating conditions, and implement appropriate corrective actions. Perform preventive maintenance activities in accordance with established maintenance schedules and the site's computerized maintenance management system (CMMS), including inspections, filter replacement, belt replacement, lubrication, and other routine maintenance tasks. Diagnose equipment malfunctions, troubleshoot system deficiencies, repair or replace defective components, verify proper operation, and return equipment to service. Support administration of the site's water treatment program by conducting routine testing, monitoring water quality, and maintaining chemical inventory in coordination with the site's water treatment provider. Read and interpret mechanical drawings, schematics, equipment documentation, and operating procedures to support maintenance and repair activities. Maintain accurate maintenance records, operating logs, inspection reports, and other documentation as required. Coordinate and collaborate with contractors, vendors, and internal trades personnel to resolve equipment issues and support facility operations. Follow all applicable environmental, health, and safety regulations, including Lockout/Tagout (LOTO) procedures and safe work practices. Operate site equipment and powered access devices, including aerial work platforms and boom lifts, as required and authorized. Provide after-hours support for critical facility utility systems, including participation in an on-call rotation and responding to emergency equipment outages during evenings, weekends, and holidays, as required.
