About The Position
Greenline Apartment Management is looking for an experienced HVAC Certified Lead Maintenance Technician to join their team in Houston, TX 77054. This is a hands-on leadership position for someone who knows how to diagnose problems, complete repairs correctly, support a maintenance team, and keep a property running at its best. As a Lead Maintenance Technician, you will be a key member of the property team. You will work closely with the Service Manager to ensure the community is safe, well-maintained, and operating efficiently.
Requirements
- HVAC certification required
- EPA certification required
- Strong HVAC diagnostic and repair skills
- Expert-level plumbing knowledge
- Intermediate electrical knowledge where licensing is not required
- Ability to diagnose and repair major appliances
- Valid driver's license and current auto insurance
- Strong communication and customer service skills
- Ability to work independently and as part of a team
Nice To Haves
- Multifamily maintenance experience preferred
- Lead Maintenance or supervisory experience preferred
Responsibilities
- Diagnose, repair, and maintain HVAC systems, including condensers and air handlers
- Complete work orders accurately, safely, and within established timelines
- Support and help lead the maintenance team
- Monitor inventory of parts, tools, and supplies
- Help ensure service requests are completed within 24 hours or according to community standards
- Assist with preventative maintenance programs
- Help manage make-ready and turnkey operations when needed
- Inspect buildings, grounds, vacant units, and common areas
- Maintain excellent curb appeal and overall property condition
- Help ensure compliance with safety and hazard communication procedures
- Communicate professionally with residents, vendors, coworkers, and supervisors
- Provide outstanding customer service
- Assist with maintenance budgets and controlling expenses
- Participate in technical training to keep your skills current
