Housekeeper/Groundskeeper
About The Position
The Housekeeper/Groundskeeper maintains the appearance, cleanliness, safety, and overall condition of a community’s common areas. The role performs routine cleaning, landscaping, and grounds maintenance to keep the property well-maintained and provide a clean, attractive, and welcoming environment for residents, guests, and visitors. The position requires outdoor work in varying weather and regular physical activity, including standing, walking, bending, kneeling, and handling materials and equipment weighing up to 50 pounds. Early morning, weekend, or holiday work may be required based on community needs, weather, and maintenance schedules. The Housekeeper/Groundskeeper is expected to follow safety procedures and property policies, work independently as needed, and provide courteous, professional service to residents, Board Members, vendors, guests, coworkers, and management.
Requirements
- High school diploma or GED.
- Valid driver's license.
- Basic knowledge of lawn care, landscaping, and grounds maintenance techniques.
- Ability to safely operate lawn mowers, trimmers, blowers, edgers, and other landscaping equipment.
- Ability to follow instructions, schedules, and established procedures.
- Ability to work independently with minimal supervision.
- Strong attention to detail and commitment to clean, attractive, and safe community grounds.
- Professional communication and customer service skills.
- Reliable attendance, punctuality, and strong work ethic.
- Ability to prioritize tasks and complete assigned work within established timeframes.
- Ability to work outdoors for extended periods in varying weather conditions, including heat, humidity, rain, dust, insects, and exposure to landscaping materials.
- Ability to stand, walk, bend, stoop, kneel, crouch, and climb as required.
- Ability to lift, carry, push, and pull materials, tools, and equipment weighing up to 50 pounds.
- Ability to perform repetitive physical tasks associated with grounds maintenance and safely operate assigned equipment and tools.
Nice To Haves
- Previous groundskeeping, landscaping, janitorial, maintenance, or related experience.
- Experience working in an HOA, condominium, apartment, resort, or other managed property environment.
Responsibilities
- Maintain common areas, walkways, entrances, and other community spaces.
- Perform routine cleaning services throughout the community.
- Maintain the cleanliness and appearance of amenities, including pool areas, recreational areas, and entrances.
- Assist with removing trash and debris from designated areas.
- Monitor community grounds for unsafe conditions.
- Help prepare common areas for community events, inspections, meetings, and other activities.
- Keep work areas clean and organized and properly store tools and equipment.
- Follow applicable safety procedures, community rules, and property-specific policies.
- Provide courteous and professional service when interacting with residents, Board Members, vendors, guests, and coworkers.
- Report maintenance, safety, security, or property concerns to management in a timely manner.
- Perform other duties and responsibilities as assigned.
