About The Position

Onix Hospitality is seeking a Hotel Maintenance Manager to oversee the maintenance, operation, and functionality of the hotel's physical plant and engineering systems. This role involves managing maintenance staff, overseeing projects, ensuring safety compliance, and implementing preventative maintenance programs. The Manager on Duty role may also be assumed in the absence of higher management. This is a hands-on position requiring flexibility and availability for shifts, weekends, holidays, and emergency call-ins.

Requirements

Proven experience in hotel maintenance or a similar role.
Strong leadership and managerial skills.
Knowledge of building systems, HVAC, plumbing, electrical, and fire protection systems.
Familiarity with relevant codes, regulations, and safety standards.
Excellent communication and problem-solving skills.
Must be able to push, pull, move, lift, and/or carry minimum of 50lbs. a minimum of 5 ft. in distance.
Requires reaching overhead, climbing, crouching, and twisting.
Must be reliable and willing to work long hours, holidays, and weekends.
Must be able to speak and write the English language in an understandable manner.

Responsibilities

Interviewing, training, supervising, counseling, scheduling, and evaluating staff.
Directly responsible for the maintenance and operation of all equipment on the property site and the building structure itself, including refrigeration and air conditioning, fire alarm systems, boilers, primary and secondary power systems, and emergency generators.
Responsible for the aesthetics of the exterior and interior of the building, continuously evaluating remodeling projects.
Scheduling labor and material for remodeling and refurbishing projects.
Periodically train new and current employees while having the ability to coach and give constructive feedback.
Implement policies and procedures to ensure energy conservation throughout the hotel.
Conduct department meetings/training on a regular basis in conjunction with Onix Hospitality's standards and Brand standards including maintenance techniques and safe use of cleaning products.
Ensure that Onix Hospitality’s standards and Brand standards are met in all physical areas of the hotel including outside the building.
Monitor compliance with state building codes and regulations, OSHA safety codes and adherence to Fire Department standards of safety and evacuation procedures.
Cooperate with all Department Heads, set up departmental meetings, supervisory meetings and internal departmental meetings.
Monitor any new construction.
Interact as necessary with designers, architects, contractors, and public utilities, the Fire Department, Health Department, insurance agencies, and OSHA.
Work with Department Heads in preparing budgets.
Prepare new work orders for construction projects, as well as monitoring requisitioned supplies and equipment for the Maintenance and Engineering Departments.
Coordinate hotel emergency procedures, in conjunction with General Manager.
Develop an effective emergency plan for hotel.
Conduct drills with staff.
Train staff on the operation of emergency systems and equipment.
Train all MOD's on emergency procedures, equipment, water and electrical shutoff etc.
Schedule regular inspection and maintenance of all emergency equipment (kitchen hood extinguisher, fire extinguisher, alarm systems etc.).
Confer closely with the General Manager and take every opportunity to become familiar with all aspects of the hotel to assist guests wherever required.
Keep General Manager promptly informed of all problems or unusual matters of significance.
