About The Position

As Head of Real Estate & Facilities, you'll own the physical footprint behind Rips. Every pack ripped in the app is backed by real inventory that has to be stored, sorted, and shipped. Today that runs out of a single site, and volume keeps climbing. Over the next several years we'll stand up many more sites on both coasts, leased and purchased. You'll find the space, close the deal, run the buildout, and hand a working facility to the operations team. This is a builder role. You'll be walking sites, negotiating with brokers and landlords, working purchase agreements with legal, designing floor layouts and blueprints, and on the floor with general contractors bringing them to life. You'll lead real estate for Triumph with the full support of the operations team, and you'll write the playbook every future site follows. You open a building, and you see it in the shipment numbers that week. This role reports to our Senior Director of Operations.

Requirements

  • 7+ years in industrial or corporate real estate or construction project management, with direct experience on warehouse or fulfillment space.
  • Track record of taking multiple sites from search through occupancy, including both leases and purchases.
  • Hands-on experience managing general contractors and buildouts.
  • Comfort working directly with counsel on purchase agreements and leases.
  • Financial rigor. You can model lease vs. buy and buildout budgets, and defend the numbers.
  • Comfort owning a function end to end and driving work to completion without a playbook handed to you.

Nice To Haves

  • Existing broker and landlord network in Bay Area industrial markets or a major East Coast logistics market.
  • Experience opening space under real time pressure.
  • Fluency with AI tooling as a daily working habit.

Responsibilities

  • Own site selection on the West Coast and East Coast, from market analysis and broker relationships through touring and recommendation.
  • Lead leases and purchases end to end. Run LOIs, negotiate terms, and close with legal and finance.
  • Design floor layouts and blueprints for each site: receiving, storage, sorting, packing, and shipping flow.
  • Manage buildouts from empty box to operational. Scope, bid, and manage general contractors, run permitting and inspections, and hold schedule and budget.
  • Coordinate with operations, security, and IT so every site opens with racking, power, network, and access control ready on day one.
  • Stand up short-term and overflow space fast when volume demands it.
  • Manage the existing portfolio: landlord relationships, lease obligations, renewals, and exits.
  • Build the playbook: site requirements, buildout standards, vendor bench, and budgeting model.
  • Travel regularly to sites in progress.
