About The Position

The Head of Corporate Operations (Senior Director) is responsible for consolidating and leading Marco's Real Estate, Facilities & Construction, Safety, Fleet Management, and Legal functions under a single, integrated operating model. Reporting directly to the Chief Financial Officer, this leader will bring strategic discipline and operational rigor to a portfolio of 50+ sites while supporting Marco's strategic growth plans. This role was created to bring real estate expertise in-house, eliminate reliance on external brokers, and drive measurable savings across the portfolio through disciplined lease management, vendor optimization, and network-level strategy.

Requirements

  • Bachelor's Degree required; degree in Real Estate, Business, Finance, or a related field preferred.
  • 10+ years of progressive experience in real estate, corporate operations, or a multi-site development/facilities leadership role.
  • Demonstrated track record of managing commercial lease portfolios — including negotiation, renewals, and closures — across multi-site environments.
  • Experience leading cross-functional operational teams (facilities, fleet, safety, or legal) in a corporate or franchise environment strongly preferred.
  • Prior experience in an environment built significantly through M&A, with exposure to portfolio integration and site rationalization.
  • Expert-level lease negotiation and real estate transaction management across diverse market environments.
  • Strong financial acumen — ability to build and interpret occupancy cost models, capital budgets, and ROI analyses.
  • Proven ability to manage and develop teams across multiple disciplines and geographies.
  • Exceptional negotiation, vendor management, and contract interpretation skills.
  • Ability to operate with high autonomy and sound judgment in a fast-paced, growth-oriented company.
  • Strong executive communication and presentation skills — comfortable presenting to C-suite and Board-level audiences.
  • Proficiency with business tools including MS Office, real estate management platforms, and data analytics tools.
  • High attention to detail balanced with the ability to see the broader strategic picture.
  • Collaborative leadership style with the ability to influence cross-functionally without direct authority.
  • Excellent organizational and project management skills; ability to manage multiple complex initiatives simultaneously.

  • Experience presenting to Boards, executive leadership, or private equity stakeholders preferred.
  • Real estate, facilities, or project management certifications (e.g., CPM, LEED, PMP) are a plus.

Responsibilities

  • Lead all real estate activity across Marco's 50+ site portfolio, including lease renewals, extensions, new locations, closures, and subleases.
  • Develop and execute a network optimization strategy that evaluates site performance, identifies consolidation or repositioning opportunities, and ensures alignment with growth plans.
  • Eliminate reliance on external real estate brokers by managing landlord relationships, LOI negotiations, and lease terms directly — capturing the associated fee savings.
  • Standardize lease terms, structures, and economics across the portfolio to improve consistency and reduce occupancy cost variability.
  • Provide strategic recommendations on market entry, exit, or repositioning to support M&A integration and organic growth.
  • Develop and implement a plan to monetize/sublease current and newly identified vacant space (office, warehouse and land).
  • Oversee all facilities operations across Marco's site network, ensuring properties are maintained to brand and operational standards.
  • Lead construction and capital improvement projects, including buildouts, remodels, managing general contractors, architects, and vendors.
  • Drive vendor consolidation and optimization across facilities maintenance to reduce per-site costs and improve service consistency.
  • Establish and enforce safety policies, compliance programs, and OSHA-related standards across all Marco locations.
  • Own the Safety function and ensure a culture of proactive risk management, incident reporting, and regulatory compliance.
  • Assume oversight of Marco's fleet operations, including vehicle lifecycle management, procurement, maintenance, utilization, and cost control.
  • Identify and implement fleet optimization initiatives to reduce total cost of ownership across the vehicle portfolio.
  • Establish fleet policies, vendor relationships, and reporting frameworks to improve visibility and accountability.
  • Manage the Legal function, coordinating with external counsel as needed on real estate, contract, and operational legal matters.
  • Review and negotiate contracts, leases, and vendor agreements with sound legal and commercial judgment.
  • Ensure Marco's operational activities are conducted in compliance with applicable laws, regulations, and corporate policies.
  • Own a defined set of cost savings objectives tied to the business case for this role.
  • Develop and maintain a financial model that tracks occupancy costs, facilities spend, fleet expense, and project capital — reporting regularly to the CFO and CEO.
  • Present business cases, capital requests, and savings progress to senior leadership as required.
  • Lead and develop a team of approximately 5 FTEs across Real Estate, Facilities, Safety, Fleet, and Legal.
  • Partner closely with Finance, Operations, HR, and business unit leaders to ensure alignment of real estate and operational decisions with company strategy.
  • Serve as a thought partner to the CFO and senior leadership team on all matters related to physical infrastructure, operational risk, and corporate resource management.
