About The Position

Evergreen Residential is hiring a Housing Choice Voucher Specialist for its Property Management department. The role is accountable for coordinating Housing Choice Voucher processes from application approval through move-in, and for supporting voucher-assisted residents and maintaining compliance with HUD and Public Housing Authority (PHA) requirements. This is an office-based position in Charlotte, North Carolina, with in-office attendance five days a week, Monday through Friday. The specialist guides applicants through the voucher process, coordinates intake and lease-up, and addresses high-priority cases that have spent an extended time in the approval-to-move-in process. The role prepares and submits required documentation to PHAs, communicates with applicants and internal and external partners, and coordinates with Construction and Maintenance teams to help ensure inspections are passed and move-ins proceed on time. For current voucher-assisted residents, the specialist serves as the primary contact for program questions, lease compliance, recertifications, rent portions, utility allowances, and Housing Authority notices. The position tracks recertifications, inspections, rent changes, and interim adjustments; responds to PHA inquiries; helps resolve discrepancies and compliance issues; and works with Collections and Renewals on matters such as HAP contract renewals and resident nonpayment. The specialist maintains complete and up-to-date HCV records in ERMS (Ender) and SmartSheet and stays current on HUD guidelines.
