About The Position

Dominium is seeking a motivated Groundskeeper to join their team at Park Avenue West, a 122-unit apartment community in Denver, CO. The Groundskeeper is responsible for maintaining the cleanliness, safety, and appearance of the property. This role involves daily trash removal, cleaning around dumpsters, landscaping tasks, and snow/ice removal. Additionally, the Groundskeeper will maintain common areas, use a digital device for work orders and inspections, ensure a safe work environment, and comply with Fair Housing laws. The position requires professional conduct, attendance at meetings, and performing other assigned duties.

Requirements

  • Ability to communicate in English orally and understand written and oral instructions.
  • Ability to apply common sense understanding to carry out detailed written or oral instructions.
  • Ability to deal with problems involving a few concrete variables in standardized situations.
  • May require a valid driver’s license, ability to drive a motor vehicle, mini-truck, under-speed vehicles (USV) and utility vehicles (UTV) and auto insurance depending on the property.

Responsibilities

  • Walk the property daily to remove trash from grounds (front and rear of buildings), breezeways, parking lots, playground, drain basin edges, and behind fence lines.
  • Clean around all dumpsters.
  • Perform landscaping tasks including raking, mulching around trees and landscaped areas, weeding around trees and flowerbeds, and watering grounds as needed.
  • Perform snow removal, including shoveling steps, sidewalks, and walkways, applying ice melt when slippery, and remaining on duty until all snow is cleared per policy.
  • Report snow/ice removal activities to the Community Manager.
  • Empty all trash containers in common areas daily.
  • Clean and polish lighting fixtures, surfaces, and trim in common areas.
  • Clean rugs, carpets, furniture, draperies/blinds.
  • Replenish bathroom supplies in the office and common areas.
  • Clean laundry rooms daily (if applicable), including emptying trash cans, wiping down machines, and sweeping floors daily; mop floors twice weekly.
  • Deliver community fliers as directed.
  • Use a digital maintenance device to review, update, and manage work orders daily, documenting all tasks as work orders.
  • Complete monthly inspections and turn maintenance digitally while maintaining proper care of the device.
  • Maintain a safe work environment and report safety concerns immediately.
  • Adhere to all Fair Housing laws and regulations.
  • Alert management to any non-compliance issues regarding property or residents.
  • Maintain timely and regular attendance, including staff meetings.
  • Maintain a professional attitude and appearance in interactions with residents, vendors, and co-workers.
  • Take pride in the property and pick up trash whenever seen.
  • Assist staff with other tasks and perform other duties as assigned by supervisor.
