About The Position

The Groundskeeper is responsible for maintaining the cleanliness, appearance, and overall curb appeal of the community. This position plays an important role in creating a welcoming environment for residents and prospects by ensuring the property's grounds, common areas, amenities, and vacant apartment exteriors are clean, safe, and well-maintained. The Groundskeeper also assists with minor maintenance tasks, apartment turns, and other property needs as directed.

Requirements

  • High school diploma or GED preferred.
  • Previous groundskeeping, janitorial, landscaping, maintenance, or apartment community experience preferred.
  • Basic knowledge of cleaning equipment, hand tools, and property maintenance practices.
  • Ability to follow written and verbal instructions.
  • Strong customer service and communication skills.
  • Ability to work independently while contributing to a team environment.
  • Maintain a clean, organized, and attractive community.
  • Prioritize work and complete assignments efficiently.
  • Identify maintenance and safety concerns.
  • Work outdoors in varying weather conditions.
  • Communicate professionally with residents and coworkers.
  • Demonstrate reliability, initiative, and accountability.
  • Follow company policies and safety procedures.
  • Walking the property for extended periods.
  • Standing, bending, kneeling, crouching, climbing stairs, and reaching.
  • Lifting and carrying up to 50 pounds.
  • Operating hand tools, power equipment, and cleaning equipment.
  • Working outdoors in varying weather conditions, including heat, cold, rain, and humidity.

Responsibilities

  • Walk the property daily to remove litter, debris, pet waste, and other refuse from the grounds and common areas.
  • Maintain the cleanliness and appearance of sidewalks, breezeways, parking areas, landscaped areas, dumpster enclosures, and amenity spaces.
  • Empty trash receptacles throughout the community.
  • Assist in maintaining an attractive first impression and curb appeal at all times.
  • Report any conditions that negatively impact the appearance or safety of the community.
  • Remove trash and abandoned belongings from vacant apartments prior to the make-ready process.
  • Clean and organize storage areas, maintenance shops, and other designated workspaces.
  • Assist the maintenance team with apartment turns, including light cleaning and preparation as assigned.
  • Complete minor maintenance and service tasks as assigned.
  • Inspect amenities, gates, fencing, and common areas for cleanliness, damage, or safety concerns.
  • Assist with seasonal property projects, preventive maintenance activities, and special community events as needed.
  • Interact professionally and courteously with residents, guests, vendors, and coworkers.
  • Respond to resident concerns promptly by either addressing the issue within the scope of the position or notifying the appropriate team member.
  • Distribute resident notices and communications as requested.
  • Follow all company safety policies and OSHA requirements.
  • Wear appropriate personal protective equipment (PPE) when required.
  • Immediately report unsafe conditions, accidents, injuries, or property damage.
  • Safely operate hand tools, power equipment, and other maintenance equipment.
