About The Position

The Groundskeeper/Porter helps maintain the community’s physical appearance and standards, including its grounds, amenities, and curb appeal, and supports service team members. The property is a stabilized mid-rise community with 257 units. The schedule is Monday through Friday, plus a rotating on-call schedule. The role includes inspecting and cleaning common areas, removing trash from vacant apartments, assisting with apartment turns, completing minor and routine service requests, changing locks, and ensuring pool-area gates operate according to codes and safety standards. The Groundskeeper/Porter also distributes resident communications, reports hazards, provides respectful customer service, and follows safety and risk-management procedures. The position requires a valid driver’s license to operate a golf cart on the property. Work takes place indoors and outdoors in all weather conditions and may involve travel to other properties or business and training events. The schedule must be flexible enough to include evening, weekend, and holiday on-call duties. The hourly pay range is $16.00–$18.00.

Requirements

Valid driver’s license to operate a golf cart on the property.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.
Ability to work a flexible schedule that includes on-call duties during evenings, weekends, and holidays.

Responsibilities

Inspect the community throughout the day and remove litter, debris, and pet droppings; keep common areas and amenities neat and free of litter.
Remove trash and remaining items from vacant apartments before make-ready work, transfer items to the dumpster or storage area, and clean and maintain storage areas.
Complete assigned minor and routine service requests and assist the make-ready specialist with the apartment turn process.
Change locks according to property policy and ensure gates to pool areas function according to codes and safety standards.
Distribute notices and communications to residents as necessary.
Inform appropriate supervisors of observed hazards or potentially dangerous situations involving residents, team members, guests, or others.
Treat residents and others respectfully, answer resident questions, and respond sensitively to complaints about maintenance services.
Follow safety and risk-management policies, participate in routine safety meetings, complete required OSHA and other safety-related training, and promptly and accurately report accidents and incidents.
Travel to other properties, training classes, business meetings, or other locations as needed to fulfill position responsibilities.
