About The Position

The Groundskeeper & General Labor Position requires a strong sense of urgency and a commitment to excellence for the care of the fine details. This role is vital to the company's success and involves working for three divisions of Greystone Properties: Multifamily Division, Corporate Housing & Commercial Division, and WLB Division (construction). A passion for landscaping maintenance, building maintenance, and customer service are key roles in this position.

Requirements

  • Valid driver's license required.
  • Reliable daily transportation required. Transportation must remain at the same location as employee all day every day.
  • Valid vehicle insurance required.
  • Possesses own tools in order to perform technical maintenance tasks.
  • Read and write the English language.
  • Communicate using the English language.
  • Extensive skills dealing with the repair of plumbing, appliances, electrical systems as well as other general type repairs (repairing screens, locks, etc.).
  • Courteous, professional demeanor with demonstrated desire to serve others.
  • Well organized with ability to prioritize and multi-task.
  • Possess and apply attention to detail.
  • Team oriented with ability to work independently.

  • Ability to drive Greystone truck pulling Greystone trailer.
  • Ability to drive truck pulling Greystone water buffalo for pressure washing as needed.
  • Ability to work any of the seven days of the week, 52 weeks of the year.
  • Ability to work scheduled hours on a consistent basis and, if necessary, work extra hours when requested.
  • Ability to serve on-call, as scheduled or as necessary.

  • Occasional assistance to Maintenance in small repairs of the buildings plus painting of both exterior and interior of the buildings.

Responsibilities

  • Maintenance of the grounds for all multifamily buildings.
  • Occasional assistance to Maintenance in small repairs of multifamily buildings.
  • Painting of both exterior and interior of multifamily buildings.
  • Transportation of furniture to and from apartments, storage areas, and garages, including inventory.
  • Assistance with the setup and breakdown of furniture, housewares, and electronics for corporate housing.
  • Maintenance of the grounds for all commercial buildings.
  • Occasional assistance to Maintenance in small repairs of commercial buildings.
  • Painting of both exterior and interior of commercial buildings.
  • Labor assistance in loading/unloading materials for the construction division.
  • Ditch digging for the construction division.
  • Cleaning of exterior and interior for the construction division.
  • Removal of trash and other debris on the grounds.
  • Cut grass on properties as directed.
  • Trim low-lying tree limbs as needed.
  • Load and unload pressure washer and landscaping tools to and from various properties.
  • Maintain the buildings and property using the pressure washer to clean sidewalks, curbs, entrances, and parking areas.
  • Remove spider webs, wasp nests, dirt dubber nests and bird nests.
  • Clean dumpster areas and haul any furniture to the landfill for disposal.
  • Trim bushes and pull weeds only as directed.
  • Put out fertilizer and weed killer as directed.
  • Assist in maintenance of the pond by checking water flow and cleaning leaves from baskets and/or drains.
  • Maintain all lawn equipment as capable and take equipment for repair when expert maintenance is needed.
  • Assist with maintenance on buildings as needed when two or more people are needed, the maintenance technician is out or on vacation, or when two or more people are needed to do a maintenance job. These duties include plumbing repairs, minor electrical repairs, and other general work orders including carpentry.
  • Perform technical repairs to electrical systems (outlets, light bulbs, ballasts, switches).
  • Perform technical repairs to office refrigerators.
  • Perform technical repairs to HVAC systems when qualified and replace filters.
  • Replace ceiling tiles.
  • Perform technical repairs to locks and hardware.
  • Perform light carpentry repairs.
  • Perform turn maintenance for vacant offices (caulking, checking appliances and plumbing, rekeying locks, etc.).
  • Perform general maintenance duties on commercial properties (securing fences, repairing wallpaper, repairing sheet rock).
  • Respond to emergency calls for storm damage for commercial offices.
  • Monitor exterior of buildings for issues with roof, siding, shutters, screens, gutters, etc.
  • Monitor buildings for water leaks (sprinkler systems) or major leaks.
  • Install televisions and transport to and from corporate apartments.
  • Take supplies to and from corporate apartments.
  • Install washers and dryers.
  • Hang pictures.
  • Assist in turn of corporate apartments (install drip pans, check blinds, make keys, caulk showers, etc.).
  • Pick up and load supplies for corporate apartments.
