About The Position

The Grounds Technician helps maintain the grounds, common areas, management office, and vacant apartments at a multifamily housing community. The role includes preparing and cleaning vacant units for move-ins, maintaining clean grounds, and performing related upkeep. Work takes place indoors and outdoors in all weather conditions and involves the use of chemicals and cleansers. The technician must work effectively both independently and as part of a professional apartment maintenance team, interact professionally with residents and prospects, and maintain a neat and professional appearance. Evening and weekend work may be required.

Requirements

• High school diploma or equivalent preferred.
• Ability and willingness to work effectively and efficiently as part of a professional apartment maintenance team and independently.
• Ability to interact effectively with a wide variety of personalities and maintain excellent public relations.
• Positive attitude and ability to maintain a pleasant demeanor under all circumstances.
• Obtain Fair Housing certification before interacting with prospects or residents.
• Knowledge of OSHA laws and regulations.
• Ability to work evenings and weekends.
• Maintain a neat, clean, and professional appearance throughout the workday and whenever at the community.
• Dependability, including following instructions, taking responsibility, keeping commitments, completing tasks on time or communicating an alternate plan, and committing to long hours when necessary to meet goals.
• Ability to walk, stand, and sit for extended periods; climb stairs and ladders; shovel snow and ice; move appliances; and work with a variety of equipment.

Responsibilities

• Prepare and clean vacant units for move-ins.
• Perform general housekeeping in community areas and the management office.
• Recycle appropriate materials according to training procedures.
• Report broken items to management.
• Perform exterior and interior painting.
• Remove trash from grounds and units, and ensure the grounds remain free of trash.
• Perform other related duties as assigned.
• Participate in training to comply with new or existing laws.
• Comply with expectations in the Employee Handbook and follow management direction.
