About The Position

Waypoint Management is seeking a Grounds Technician to join its property maintenance team. The role helps maintain a welcoming community environment and deliver strong customer service to residents, prospects, and teammates. The technician preserves the community’s exterior appearance, monitors shared and recreational spaces, follows safety standards, and assists with routine maintenance and property projects.

Requirements

Knowledge of service supplies, equipment, and materials.
Strong service orientation.
Understanding of OSHA standards and practices.
High-energy, positive attitude.
Ability to work independently and as part of a team.
Ability to stand, walk, bend, kneel, climb, reach, and work in confined spaces for extended periods.
Ability to work indoors and outdoors in varying weather conditions.
Ability to lift, carry, push, and pull up to 25 pounds independently and up to 50 pounds with assistance.

Responsibilities

Clean and maintain driveways, parking lots, curbs, dumpster areas, hallways, and other public spaces.
Perform snow removal and pool cleaning or routine pool maintenance.
Walk and monitor common and recreational areas daily and inspect the grounds.
Follow OSHA standards and company safety policies.
Ensure gated entrances and security service equipment are operable and report repair needs.
Stay informed about new safety standards, operating policies, and practices.
Resolve work orders within 24 hours and assist with routine maintenance tasks as required.
Assist the supervisor with ad-hoc projects and initiatives to keep the property inspection-ready.
Represent the Waypoint brand and engage with tenants, prospects, and teammates.
