Under general supervision, performs journey level work by painting, finishing, and maintaining a wide variety of interior and exterior surfaces and structures. Prepares surfaces for painting and finishing; applies undercoats and finish coats using the full range of application methods and materials; mixes and matches paints and finishes; performs soda and water blasting; maintains a clean environment and participates in the selection and proper storage of painting materials. This position involves performing all repairs and maintenance of all plumbing systems and components for efficient and cost-effective BMC operations including but not limited to medical gas distribution systems, sewage ejectors, sump pumps, lab waste, domestic water distribution systems, heating distribution systems, steam distribution systems, RODI distribution systems, fire protection distribution systems, and others. The role also includes planning and performing preventative maintenance schedules, inspecting equipment, troubleshooting designated equipment, and performing a variety of duties to install, maintain and repair systems fixtures and equipment. Specific duties include installing, maintaining, and repairing Oxygen and Vacuum Systems, high and low pressure steam lines, radiators, cooking equipment, sterilizers, dryers, washers and steam tables, as well as hospital water, medical gasses, and sanitary waste systems. The technician will also be responsible for daily record keeping in the Computerized Maintenance Management System (CMMS), estimating time and materials, performing cycle counts, and maintaining a clean work environment. Other duties include responding to routine and emergency calls, potentially training junior staff, assisting other facilities employees, and adapting to departmental needs. The role requires adherence to hospital behavioral standards, infection control, and safety procedures.
