Performs hands-on work while performing general maintenance tasks within the UTC Housing building inventory. The building maintenance worker must have certain basic maintenance knowledge and skills in the areas of electrical, plumbing, HVAC, carpentry, and paint. Work must always remain within worker's limitations. Work tasks that exceed the knowledge or skill of the worker are to be referred to the direct supervisor. Staff shall conduct regular inspections to determine areas that need attention and then perform the associated remedial/replacement tasks. Examples of work are (but not limited to): replacing a worn doorknob, oiling a squeaky hinge, replacing a damaged flooring. Laying 2X2 carpet squares, installing VCT, replacing doors and frames, replacing toilets and urinals, installing light fixtures, replacing lamps, replacing stair treads. Repairing and replacing countertops and faucets, sinks, patching walls, installing appliances, unclogging toilets, sinks and tubs, general plumbing work. Preventative tasks include (but not limited to): inspecting for burned-out lamps, HVAC filter replacement, performing coil cleanings, charging HVAC units. The maintenance worker will have a set schedule of routine maintenance procedures to perform, as well as preventive maintenance. Performing other duties as assigned.
