About The Position

As the Property Manager, you will be responsible for overseeing all aspects of field-level property management, including leasing, occupancy, renewals, delinquency management, maintenance coordination, and the overall resident experience. You will play a key role in driving revenue performance while ensuring homes are move-in ready, residents receive exceptional service, and operational goals are achieved. This role involves managing occupancy, leasing, renewals, delinquency resolution, maintenance coordination, and resident relations across an assigned portfolio. You will review and analyze daily and weekly operational reports, including evictions, delinquencies, renewals, marketing activity, upcoming move-ins, and move-outs. Completing rent-ready and move-in inspections to ensure homes meet quality standards and are prepared for occupancy, conducting new resident orientations and occupied home inspections as required, and following up with prospective residents are key duties. You will also answer questions, encourage tours and applications, and guide applicants through the leasing process. Maintaining accurate resident and property records in accordance with company policies and procedures, supporting revenue management efforts by monitoring occupancy, leasing activity, renewals, delinquency trends, maintenance expenses, and repair costs, and partnering with maintenance teams and field personnel to identify and resolve property-related issues are essential. Building and maintaining strong relationships with residents, vendors, clients, and internal stakeholders, supporting marketing initiatives and resident retention efforts to maximize portfolio performance, and ensuring compliance with company policies, Fair Housing requirements, and applicable regulations are also part of the role. Weekend coverage may be required, and special projects and additional duties may be assigned.

Requirements

  • High School Diploma or GED required
  • Minimum of 2 years of property management experience
  • Strong understanding of leasing, occupancy management, renewals, resident relations, and property operations
  • Ability to analyze financial reports, legal documents, and operational data
  • Strong customer service, communication, and relationship-building skills
  • Ability to resolve resident concerns and effectively manage competing priorities
  • Proficiency with Microsoft Office, including advanced Excel skills
  • Valid driver's license, reliable transportation, and current insurance required
  • Active Real Estate License in the applicable state is required (must-have qualification)

Nice To Haves

  • Experience with QuickBooks or similar software preferred
  • PropertyWare experience preferred
