About The Position

The Floating Community Manager oversees operations at a 288-unit value-add community in Nashville, Tennessee. This role focuses on resident satisfaction and property performance through hands-on leadership, effective collections, and strong resident relations. The manager leads onsite operations and contributes to repositioning and improving the community, with opportunities to manage renovations, leasing strategies, and net operating income (NOI) growth.

Requirements

• At least 2 years of property management experience; experience with value-add assets is preferred.
• Strong leadership and communication skills.
• Proven ability in resident relations, collections, and driving occupancy.
• Financial acumen and experience with budgeting and reporting.
• A proactive, results-driven mindset.
• A positive, team-oriented approach.
• Familiarity with property management software such as Yardi.

Responsibilities

• Oversee daily community operations to support resident satisfaction and financial success.
• Manage leasing, renewals, and collections, with a focus on reducing delinquency.
• Lead, mentor, and develop the onsite team to deliver excellent service.
• Partner with leadership on value-add initiatives, including renovations, marketing, and resident retention programs.
• Ensure compliance with budgets, company policies, and property performance goals.
