About The Position

The Design Manager/Property Improvement Plan Writer leads design scope development for conversion and renovation projects, with a primary focus on Marriott’s midscale brands. The role conducts site visits and authors Property Improvement Plans (PIPs), providing design and technical oversight to ensure alignment with brand standards and strategy. This position partners with owners, consultants, and internal teams to manage design reviews, variance approvals, and issue resolution, and may also support design quality assurance and design management services across franchised, managed, or corporate projects, including conversions, new construction, adaptive re‑use, and renovations. This role requires extensive travel (up to 80%) and exercises independent judgment while influencing external stakeholders and contributing to the evolution of brand standards and design processes.

Requirements

  • 4-year degree from an accredited university in Architecture, Interior Design or related design discipline
  • Five or more years of progressive experience at a design firm for hospitality or multi-family residential projects
  • Anticipate up to 80% travel within the US and Canada.

Nice To Haves

  • Strong preference for candidates in airport hub cities in the US Central and Mountain time zones.
  • Prior experience preparing Property Improvement Plans (PIPs) for hospitality projects.

Responsibilities

  • Lead conversion site visits and develop Property Improvement Plans (PIPs) that clearly define brand‑compliant scope and execution requirements.
  • Provide design and technical leadership through review of drawings, specifications, and submittals to ensure alignment with brand standards and approved adaptations.
  • Manage review, negotiation, and approval of brand standard variances, balancing brand integrity with project and owner considerations.
  • Direct external consultants and manage brand education and design negotiations with owners, franchisees, and project teams.
  • Develop conceptual studies, design criteria, and cost‑efficient solutions that support brand strategy and asset value.
  • Serve as the primary design point of contact, managing communications and building effective relationships with internal and external stakeholders.
  • Coordinate with internal disciplines to ensure cross‑functional alignment, integration, and issue resolution.
  • Maintain and enhance PIP, design review, and project management tools, including templates, checklists, databases, and CRM systems.
  • Track project milestones and manage workload in alignment with budgets, schedules, and established processes.
  • Contribute to the evolution of brand standards and prototype documentation based on project experience and trends.
  • Communicate proactively with leadership, escalating sensitive owner or project issues and providing informed recommendations.
