About The Position

A company within the property sector is seeking a Financial Controller to lead the full accounting function across its portfolio, managing over 1,300 residential units and $250M in assets. This is a hands-on, operational role requiring strong, non-negotiable real estate experience. The successful candidate will be deeply involved in rent rolls, NOI reporting, and owner reporting packs. This is an opportunity to play a key role in driving financial accuracy and performance within a growing real estate business and will be working EST hours full-time.

Requirements

• CA(SA) / ACCA / AGA(SA) or equivalent
• Minimum of 5 years’ direct experience in real estate or property management accounting across commercial, residential, or mixed-use portfolios
• Over 7 years of progressive accounting experience within a professional environment
• Proven hands-on expertise with property accounting systems such as Yardi, AppFolio, Hopem, RealPage, Buildium, MRI, or similar
• Experience managing and leading remote accounting teams across multiple time zones
• Strong track record of independently managing full month-end close processes
• Solid exposure to US GAAP and Canadian ASPE/IFRS reporting standards

Responsibilities

• Lead month-end and year-end close processes across the full real estate portfolio
• Manage and support a remote accounting team, including offshore staff and external CPA partners
• Deliver accurate and timely monthly owner reporting to clients, investors, and stakeholders
• Oversee multi-entity, multi-currency cash management across CAD and USD environments
• Drive key system migrations, including the transition from Hopem to Kompas, alongside Yardi for US operations
• Ensure accuracy of rent rolls, oversee AR collections, and manage property-level financial performance (P&L)
• Strengthen internal controls, approval workflows, and coordinate audit processes
• Lead annual budgeting, rolling forecasts, and detailed variance analysis
• Coordinate and ensure compliance with tax filings across both Canada and the US
