About The Position

Inland Real Estate Investment Corporation is seeking a motivated and analytical Financial Analyst to join its Asset Management team. The role supports a diverse portfolio of real estate assets across private equity and non-traded REIT investments. Reporting to the Assistant Vice President of Asset Management, the analyst works with asset managers and cross-functional teams to evaluate property performance, support investment decisions, and contribute to portfolio value creation. The position offers hands-on experience in commercial real estate finance and asset management.

Requirements

• Bachelor's degree in Finance, Accounting, Economics, Real Estate, or a related field.
• 0 to 1 year of finance, accounting, or analytical experience.
• Strong analytical, quantitative, and problem-solving abilities.
• Intermediate Excel skills, including spreadsheets, formulas, and financial analysis.
• Understanding of financial concepts including Net Operating Income (NOI), cash-on-cash returns, Internal Rate of Return (IRR), present value, and discounted cash flow (DCF).
• Self-motivated, with the ability to work independently and as part of a team.
• Strong communication and organizational skills.

Nice To Haves

• Internship experience in commercial real estate, finance, investments, accounting, or related fields.
• Familiarity with Microsoft Office (Word, Outlook, PowerPoint) and Adobe Acrobat.

Responsibilities

• Assist Asset Managers with financial analysis and strategic projects.
• Review annual operating and capital budgets, including revenue, expense, and capital expenditure projections.
• Create and maintain financial models and cost-benefit analyses for capital improvement and property enhancement projects.
• Monitor the progress of capital expenditure (CapEx) and value-add initiatives.
• Analyze monthly and quarterly property operating results against budgets and investment projections.
• Prepare hold-versus-sell analyses to support investment decisions.
• Support property dispositions through due diligence coordination, transaction management, and broker information requests.
• Develop reports, spreadsheets, and dashboards that track key portfolio performance metrics.
• Collaborate with teams across asset management, property management, accounting, operations, and acquisitions.
