About The Position

The Project Manager will manage the overall coordination of services and performance at CMI’s customer site in Des Moines, Iowa. This role is responsible for overseeing various facility operations including electrical, mechanical, fire protection & safety, BAS systems, and service request desk operations. The Project Manager will ensure that cost, performance, and schedule requirements are met throughout contract execution, manage service requests and emergencies, and inspect preventive maintenance procedures. This position also involves overseeing operations, staffing, and performance to ensure high-quality, cost-effective, and timely delivery of facility services, participating in capital improvement plans, and managing subcontractors and personnel. Additionally, the role requires measuring and evaluating productivity and quality, setting standards, and partnering with vendors for reliable and cost-effective supply chains.

Requirements

  • High School diploma, BA degree preferred
  • At minimum five (5) years of O&M/Facilities Management type experience, as well as project management/supervisory role.
  • Experience must be in the operation, management, and supervision of building mechanical maintenance operations for a singular federal facility of at least 500,000 square feet.
  • Strong verbal and written communication skills
  • Project Management Professional through Project Management Institute preferred

Responsibilities

  • Responsible for the areas of: electrical, mechanical, fire protection & safety, BAS systems, service request desk operations and maintenance
  • Responsible for meeting the cost, performance, and schedule requirements throughout the contract execution and manage service requests, emergencies, projects, etc.
  • Responsible for inspecting preventive maintenance procedures, identifying inadequate performance, and training or re-training personnel on proper procedures, and ensuring that the education and training manual is updated monthly
  • Oversee the operations, staffing and performance, ensuring facility services are delivered that meet or exceed customer guidelines in a high quality, cost effective and timely manner
  • Actively participate in capital improvement plans and projects and assists with the coordination of day-to-day operations and client customers
  • Oversee or manage the activities of sub-contractors, maintenance contracts and personnel to ensure that the worked performed meets or exceeds client expectations
  • Measure and evaluate productivity and quality, set standards, measure performance, and develop programs for improvement
  • Partner with vendors to insure a reliable cost-effective source of supplies, parts, and equipment to meet all deliverables
  • Ensure any required corrective action complies with contract performance
