About The Position

Tessera is seeking a talented and determined Facility Assessor II with a professional attitude. This role involves conducting detailed visual inspections of various facility systems, inventorying and cataloging components, evaluating component conditions and lifecycles using specific methodologies and databases, interpreting drawings, and participating in fieldwork. The position also requires identifying and reporting maintenance needs, structural concerns, safety hazards, and newly installed building systems. The Facility Assessor II will coordinate logistics, provide data for cost estimates, maintain compliance with safety regulations, participate in quality assurance reviews, and document site and building features. Continuous learning through training sessions is also expected. The role also involves coordinating project timelines and deliverables with the Site Manager and assisting other team members as needed.

Requirements

  • 5-8 years in construction management or engineering (civil, mechanical, or electrical preferred).
  • Proficient with Microsoft Office Suite.
  • A valid state driver’s license is required with the ability to obtain and maintain coverage by Tessera’s insurance.
  • Access to a federal military installation requires a REAL ID-compliant driver's license or an acceptable alternative, such as a U.S. passport or military ID, in accordance with the REAL ID Act.
  • Must be able to obtain and maintain applicable security clearances and installation access.
  • A background check and E-Verify will be conducted for this position.

Nice To Haves

  • 30-Hour OSHA Constructions Safety & Health Training Certification is preferred.
  • Experience with Army BUILDER Sustainment Management System (SMS) is preferred.
  • Knowledge of USACE-CRL BUILDER guidance is preferred.
  • Experience with Army BUILDER Remote Entry Database (BRED).
  • Knowledge of UFC criteria and facility asset management principles.

Responsibilities

  • Conduct detailed visual inspections of structural, architectural, mechanical, electrical, plumbing, roofing and fire protection systems across the facility.
  • Inventory and catalog facility components using ASTM UNIFORMAT II classification standards.
  • Evaluate component conditions using BUILDERS SMS Direct Rating methodology.
  • Evaluate and rate component lifecycles, wear patterns, and deterioration using the BUILDER Remote Entry Database (BRED) and the BUILDER SMS platform.
  • Interpret complex architectural and mechanical drawings to verify existing site conditions and map structural modifications.
  • Participate in fieldwork, including climbing ladders, confined spaces, and working in various weather conditions.
  • Identify and report maintenance requirements, structural concerns, and immediate environment & safety hazards.
  • Coordinate assessment logistics with Site Manager and coordinate with engineering team to align field data with operational observations.
  • Provide field assessment data to Senior Facility Assessor and assist in developing cost estimates.
  • Identify, replace, and document newly installed building systems.
  • Identify hazardous conditions including electrical, mold, asbestos, lead, structural, unsafe equipment, and report findings.
  • Maintain compliance with safety regulations, including confined space, ladder, and personal protective equipment requirements.
  • Participate in quality assurance reviews and peer assessments.
  • Provide detailed documentation and observations of site and building features.
  • Attend training sessions and workshops to maintain continuous learning of new building technologies, materials, and assessment methodologies.
  • Coordinate with Site Manager in managing project timelines and deliverables.
  • Help coordinator with other team members as needed.
