About The Position

The Facilities Technician II is a non-exempt employee of The Annenberg Foundation Trust at Sunnylands. Reporting to the Facilities Supervisor and working in partnership with other Trust employees, this position is responsible for the maintenance of the estate and visitor center to ensure the functionality of the land, buildings, infrastructure, furniture, equipment, and fixtures necessary for efficient operations.

Requirements

  • Working knowledge of facility systems and maintenance practices, including HVAC, mechanical, electrical, plumbing, fire protection, security systems, building controls, and preventive and predictive maintenance.
  • Working knowledge of building maintenance, construction, renovation, and repair methods, including the equipment, materials, tools, and supplies used in the trade.
  • Knowledge of applicable federal, state, and local regulations, building codes, environmental health and safety requirements, and industry safety practices related to facility operations and maintenance.
  • Demonstrated ability to troubleshoot, diagnose, and resolve routine to moderately complex facility and building system issues, including the ability to integrate traditional building systems with modern building technologies and controls.
  • Ability to read and interpret equipment manuals, technical documents, drawings, and maintenance procedures and apply this information to maintenance and repair activities.
  • Proficiency in the safe and effective use of hand and power tools, ladders, and light and heavy maintenance equipment.
  • Ability to safely operate forklifts, skid loaders, and other specialized equipment as assigned, following required training and certification requirements.
  • Proficiency with facilities management software, building control systems, and Microsoft Office applications to document work orders, maintenance activities, inventory, system information, and related facility records.
  • Strong problem-solving, decision-making, organizational, and prioritization skills, with the ability to work independently, manage competing priorities, and meet maintenance objectives.
  • Effective verbal and written communication and interpersonal skills, with the ability to communicate technical information and work effectively with leaders, coworkers, contractors, and other personnel.
  • Ability to safely perform physically demanding work, including lifting, carrying, and moving equipment, materials, furniture, and other objects, using ladders and working in a variety of environmental and weather conditions.
  • High School Diploma or GED
  • 5+ years of hands-on facilities maintenance experience, with demonstrated ability to independently troubleshoot and resolve issues across multiple trades.
  • Valid, CA driver’s license
  • The individual must have the physical ability to perform life saving techniques, CPR and First Aid and the ability to utilize emergency equipment.
  • The individual may be required to stand, walk, read, hear, talk, balance, climb, use hands, use fingers, reach, stoop, kneel, crouch, crawl, push or pull.
  • The individual may be required to move or lift objects weighing up to 90 pounds.
  • Specific vision abilities required for this position include close vision, distance vision, peripheral vision, color vision and the ability to adjust focus.
  • The individual must be able to operate a golf cart.

Nice To Haves

  • Relevant technical training, trade school coursework, or industry certifications in HVAC, electrical, mechanical, plumbing, or related maintenance field is preferred.

Responsibilities

  • Performs general repairs and services in all maintenance related disciplines including- carpentry, plumbing, electrical, carpentry finish work, HVAC, and painting.
  • Coordinates with other technicians in the repair and service of buildings and equipment- handles technical and non-technical repairs of the facilities.
  • Assists Facilities Supervisor in the implementation of programs and schedules relating to corrective and preventative building and building automation maintenance; equipment replacement and energy conservation.
  • Assists with workplace safety, ensuring that the team remains in compliance with OSHA regulations.
  • Assists with routine safety inspections and monthly check-ins.
  • Follows all developed policies, standards, and procedures relating to all functions of facility operations management: building operating services, health and safety and environmental management
  • Responds to assigned work orders with appropriate tool and equipment resources to handle technical and non-technical requests as the operation requires.
  • Assists in planning daily maintenance activities and project work assignments, applying operational and administrative knowledge to meet established maintenance standards and support the department’s long-term goals.
  • Coordinates and tracks materials used for assigned maintenance and project work, maintaining accurate inventory records within the facilities management program.
  • Operates forklifts, skid loaders, and other specialized equipment as assigned by the department supervisor to safely load and unload materials, support facility and infrastructure projects, and perform excavations required for installations.
  • Prepares materials list for Facilities Supervisor when assigned to specific projects.
  • Inputs maintenance records into facilities data program for data extraction purposes as assigned by Facilities Supervisor.
  • Performs inspections of MEP systems as assigned and inputs on facilities management program.
  • Assists in the training and guidance of entry-level technicians on mechanical, electrical, and plumbing systems and supports in-house training initiatives, when appropriate.
  • Demonstrates proficiency in the essential functions of the Facilities Technician I position and performs those duties as needed, while independently applying intermediate-level knowledge and skills to more complex maintenance, troubleshooting, and repair activities.
  • Reports all defective equipment, accidents, injuries, and unsafe work conditions to Facilities Supervisor.
  • Follows all Trust established safety and security policies and procedures. In addition to completing all safety training and certifications.
  • Operates Trust vehicles to travel to off-site locations and pick up or transport materials, supplies, and equipment as directed.
