About The Position

Applied Materials is seeking a Level 4 Facilities & Real Estate Technical Project Manager to deliver mission-critical infrastructure projects supporting semiconductor R&D and advanced manufacturing operations. The senior individual contributor role has no direct reports and operates in a matrix environment, coordinating with controls, electrical, IT, gas/life safety, EHS, and administrative resources. The manager owns project scope, schedule, and CAPEX forecasting and leads alignment with lab owners, R&D/Engineering, Operations, and Logistics. The role delivers cleanroom retrofit/build projects and tool-ready infrastructure and process utilities from feasibility through commissioning and turnover in live, operational environments. It prepares infrastructure for tool installation and ongoing operations; it does not coordinate tool installs directly. The position is based onsite in Gloucester, Massachusetts, with frequent field walks and work in active construction areas. Occasional off-hours coordination may be required for shutdowns, tie-ins, and critical work windows. Travel is 10% of the time. Limited relocation assistance may be considered for the right candidate, but the role is not relocation eligible. The offered salary range is $116,000 to $159,500. Selected candidates’ compensation depends on factors including location, hire grade, job-related knowledge, skills, experience, and internal equity. In addition to a comprehensive benefits package, candidates may be eligible for bonus and stock award programs, as applicable.

Requirements

  • 5–10 years of progressive project management experience in facilities capital projects; 10–15 years is preferred for complex, independent ownership.
  • Demonstrated delivery of MEP-intensive projects in operational environments such as manufacturing, life sciences, data centers, advanced R&D, or similar.
  • Proven ability to lead construction administration, including RFIs, submittals, contractor performance management, and change control.
  • Strong competency in CAPEX forecasting, cost tracking, and variance reporting; PO approval is not required.
  • Proficiency in Microsoft Project, including building schedules from scratch and managing critical paths and updates.
  • Strong communication and stakeholder leadership skills in a matrixed environment.
  • Ability to lead work in operational settings with attention to uptime, safety, and contamination control.
  • Onsite presence and frequent field walks in active construction areas are required.
  • Occasional off-hours coordination may be required for shutdowns, tie-ins, and critical work windows.
  • Travel requirement of 10%.

Nice To Haves

  • Experience with cleanroom retrofit/build projects, contamination-control practices, and operational turnover.
  • Exposure to Primavera P6 for potential future adoption.

  • Familiarity with commissioning approaches for MEP/process utility systems and structured turnover documentation.

Responsibilities

  • Lead facilities and real estate capital projects from concept and feasibility through design, construction, commissioning, and closeout.
  • Develop and manage project execution plans, including phasing strategies, shutdown and tie-in plans, and business continuity measures for live operations.
  • Define project scope and establish design and construction deliverables, acceptance criteria, and turnover requirements.
  • Deliver infrastructure upgrades and expansions supporting semiconductor tools and R&D operations, including HVAC and environmental controls, exhaust, make-up air and airflow balance, applicable process utilities, electrical distribution, controls/BMS integration, and monitoring systems.
  • Coordinate specialty gas infrastructure interfaces with gas and life-safety subject-matter experts; ensure infrastructure designs and field execution meet operational, reliability, and safety requirements.
  • Lead cleanroom retrofit and build projects while protecting contamination control, safety, and uptime; coordinate ISO classification considerations, pressure regimes, airflow, filtration, and construction contamination-control practices.
  • Plan commissioning readiness and operational turnover.
  • Develop RFPs, evaluate bids, recommend contractors, and administer contracts in partnership with Procurement.
  • Manage construction execution, including RFIs, submittals, field coordination, quality inspections, safety compliance, change management, schedule recovery plans, and punch-list closure.
  • Coordinate commissioning, turnover documentation, and closeout packages.
  • Own project financial management, including CAPEX forecasting, monthly projections, accrual coordination, and variance analysis; monitor PO approvals.
  • Evaluate change orders and manage their cost and schedule forecast impacts.
  • Build and maintain integrated schedules in Microsoft Project, including logic ties, milestones, critical path management, and progress updates; partner with controls support on reporting and schedule performance insights.
  • Integrate project work across Facilities, EHS, Security, IT, Engineering, R&D, Operations, and Logistics.
  • Lead weekly project reviews, design reviews, construction coordination meetings, and commissioning-readiness meetings.
