About The Position

The Facilities and Real Estate Manager is responsible for the operational management, strategic planning, maintenance, safety, and oversight of the Company’s leased facilities portfolio. This includes offices, yards, and other field locations. This role focuses on day‑to‑day facility operations, landlord coordination, vendor management, and capital and maintenance projects to ensure facilities support safe, efficient, and compliant operations. The position works closely with QHSE, Legal, Finance, Operations, and senior management to manage lease‑related obligations, maintenance and construction requests, safety compliance, budgeting, and long‑term facility planning. This role serves as a point of contact with the Company’s landlords and property managers and ensures facilities‑related issues are identified early, addressed efficiently, and aligned with business priorities. This position will also ensure that facilities operate safely, efficiently, and in compliance with strict environmental and safety regulations (OSHA, EPA, API).

Requirements

  • Bachelor’s degree in Facilities Management, Construction Management, Business, or a related field, or equivalent practical experience.
  • 5+ years of experience in facilities management and/or leased commercial real estate, ideally within the oil and gas, industrial, or energy sectors.
  • Proficiency in Building Management Systems (BMS), Computerized Maintenance Management Systems (CMMS), and Microsoft Office Suite.
  • Strong understanding of OSHA standards, building codes, contractor safety requirements, and hazardous area regulations. Understanding of oil and gas services operations and preferred.
  • Ability to manage contractors, and work collaboratively across departments, including QHSE, Legal, Finance, Operations, and senior management.
  • Ability to work effectively with government officials, permitting agencies, and company stakeholders to secure approvals.
  • Strong critical thinking skills to resolve complex operational issues and emergency situations.
  • Experience negotiating leases and vendor contracts for real estate, working closely with the legal department.
  • Effective written and verbal communication for reporting to senior management and coordinating with field personnel

Nice To Haves

  • Certified Facility Manager (CFM) or Facility Management Professional (FMP) designations are often preferred.

Responsibilities

  • Manage the day‑to‑day operations of the Company’s leased facilities portfolio, including offices, yards, and other field locations.
  • Serve as the primary liaison with the Company’s landlords and property managers for maintenance, repair, service, construction, and improvement requests.
  • Oversee preventative maintenance programs and repairs for building systems (HVAC, electrical, plumbing, lighting, paving, fencing, and yard infrastructure).
  • Lead small‑to‑medium facility improvement, repair, and construction projects from planning through completion, including scope development, scheduling, cost control, and contractor oversight.
  • Ensure vendor work is performed safely, on schedule, and in compliance with Company policies and site requirements.
  • Support facility openings, relocations, expansions, modifications, and closeouts in coordination with senior, management, QHSE, Legal, Finance, and Operations, including sourcing, negotiating, and managing third‑party vendors, contractors, and service providers for facility maintenance, construction, and specialized services.
  • Identify facility-related risks early and drive mitigation plans across permitting, environmental, and infrastructure considerations. Work cross‑functionally to develop and implement risk mitigation strategies.
  • Partner closely with QHSE to ensure facilities meet health, safety, and environmental standards and to support inspections, audits, and corrective actions.
  • Enforce strict QHSE protocols, ensuring facilities meet local, state, and federal standards, including NERC CIP, API, and OSHA regulations.
  • Support QHSE initiatives related to site safety, access controls, emergency preparedness, and incident prevention.
  • Collaborate with Legal on lease administration matters, landlord communications, notices, amendments, renewals, defaults, and compliance with contractual obligations. Maintain accurate records of facilities, vendor contracts, maintenance activities, and lease‑related obligations in conjunction with Legal.
  • Coordinate with Finance and Legal on facility budgets, operating expenses, CAM charges, property tax allocations, and capital expenditures.
  • Work with Operations and field leadership to align facility layouts, yard configurations, and infrastructure with operational needs.
  • Provide regular updates and recommendations to senior management, QHSE, Legal, Finance, and Operations on facility condition, risks, capital needs, and upcoming lease milestones.
  • Work with Operations and senior management to develop and manage facility operating and capital budgets, preparing cost forecasts and ensuring cost-effective operations.
  • Lead facility improvement, repair, and renovation projects from conception to completion.
  • Manage security infrastructure and develop robust emergency response plans for field and office locations.
  • Travel to remote field locations to conduct on-site assessments of facilities, support projects, access and implement safety practices, and address operational needs.
