About The Position

The Facilities Manager is responsible for the operation, maintenance, and performance of terminal and landside infrastructure at JFK Terminal 7. Reporting to the Director of Facilities & Technology (or equivalent leadership in Terminal Operations), this role ensures safe, efficient, and world-class terminal facilities and services in accordance with Vantage Group’s standards and values. This role will work with the operations and project teams to optimize the existing Terminal 7 experience while providing support to the new Terminal 6. The Facilities Manager at JFK Millennium Partners (JMP) oversees the day-to-day facility operations and maintenance of Terminal 7 at JFK International Airport. Ensuring that building systems, utilities, and terminal facilities remain fully operational 24/7 in a live, safety-sensitive, and highly regulated environment is central to this role. The Manager drives best practices in preventive and predictive maintenance programs, asset management, and energy/sustainability while upholding safety, security, and exemplary guest experience standards. They coordinate closely with the Port Authority of New York and New Jersey, airlines, concessionaires, tenants, contractors, and internal Vantage/JMP teams to maintain seamless operations and to ensure that modernization projects, such as the phased development and activation of the new Terminal 6, are integrated smoothly with ongoing Terminal 7 operations.

Requirements

  • Bachelor’s degree Mechanical, Electrical, Civil, or other related engineering field, Facilities Management, Aviation Management, or other related field; or an equivalent combination of education and experience.
  • Minimum 7+ years of progressive experience in facility operations or maintenance within a large airport terminal or similarly complex, regulated, and safety-sensitive environment.
  • At least 2+ years in a leadership or supervisory capacity (leading teams or major programs).
  • Demonstrated knowledge of airport terminal operations, major building systems (HVAC, electrical, plumbing, baggage systems, etc.), preventive/predictive maintenance practices, energy management, and asset management systems.
  • Familiarity with regulatory compliance in airport/transportation environments.
  • Strong understanding of OSHA and other safety standards, fire/life safety systems, and best practices for maintaining a safe workplace in a 24/7 airport environment.
  • Experience in crisis management or incident command (preferred).
  • Strong operational experience within an international airport or other transportation hub.
  • Professional experience is supplemented by a relevant degree from an accredited university.
  • Collaborative team player who also enjoys working independently and are comfortable working with a diverse set of stakeholders.
  • Independent self-starter, calm under pressure and motivated to apply practical experience, technical expertise and innovative ideas to the success of the project.

Nice To Haves

  • Professional certifications in Facilities Management (e.g., CFM, FMP through IFMA or similar) or relevant trades (e.g., electrical, HVAC licenses) are a plus.
  • Exposure to capital project management and/or transition planning in an operational environment, especially involving airport terminal development or renovation.
  • Experience working with the Port Authority of New York and New Jersey or similar agencies is highly desirable.
  • Proficiency in maintenance management software (CMMS/CAFM systems) and data analysis tools for tracking maintenance KPIs and energy usage.
  • Strong computer and technology skills, with the ability to leverage systems for process improvement.
  • Exceptional communication skills, with an ability to engage and influence diverse stakeholders including contractors, airlines, and cross-functional teams.
  • Demonstrated collaborative teamwork and leadership capabilities, guiding teams for high performance even without formal reporting authority.

Responsibilities

  • Lead preventive, predictive, and corrective maintenance programs for terminal building systems (including HVAC, electrical, plumbing, mechanical, vertical transportation, baggage handling, and life safety systems) to maximize uptime, efficiency, and asset lifecycle.
  • Ensure utilities and infrastructure (e.g., power, water, communications) are reliable and well-maintained.
  • Collaborate with Vantage/JMP project teams (including Design & Construction) to support the phased construction and activation of the new Terminal 6.
  • Coordinate Terminal 7’s ongoing facility management needs with Terminal 6 development, including but not limited to HVAC, elevators, escalators, baggage systems, transition planning, testing, and commissioning activities.
  • Maintain rigorous safety standards and compliance with regulatory requirements (FAA, TSA, Port Authority of NY & NJ standards, OSHA, NYC building codes).
  • Ensure operational practices and contractor activities adhere to safety protocols, environmental regulations, and airport security requirements.
  • Support the development and execution of Emergency Response Plans for facility incidents.
  • Act as a primary liaison with airlines, concessionaires, tenants and partners to schedule facility maintenance with minimal disruption to operations.
  • Work closely with internal teams (Operations, Customer Experience, IT, etc.), the Port Authority of NY & NJ, and external contractors to identify needs, plan interventions, and resolve issues proactively.
  • Oversee external maintenance service providers for mechanical, electrical, utility, structural, groundskeeping, and custodial services.
  • Ensure service-level agreements and performance standards are met, including on-time work completion, quality assurance, and safety compliance.
  • Utilize technology and asset management systems to track asset condition, oversee spare parts inventory, and ensure timely preventive maintenance scheduling.
  • Implement best practices in energy management and sustainability initiatives to optimize efficiency and reduce environmental impact.
  • Monitor facilities performance against operational KPIs (equipment uptime, maintenance response times, etc.) and customer service benchmarks.
  • Analyze data and incidents to identify trends and implement continuous improvement initiatives to enhance reliability and passenger experience.
  • Prepare and manage the facilities operating (OPEX) and capital (CAPEX) budgets.
  • Review expenses and propose cost-effective solutions while ensuring consistent service levels.
  • Provide leadership-by-influence across internal and external teams to foster a culture of teamwork, safety, and operational excellence.
  • Mentor technicians and contractors.
