Related Affordable is seeking a dedicated and detail-oriented Maintenance Manager located in Cincinnati, OH to support our properties in the Ohio area. This is a hands-on leadership role focused on building operations, team development, and maintaining well-maintained communities. The Maintenance Manager will oversee daily maintenance operations across a portfolio of affordable residential properties, ensuring buildings operate safely, efficiently, and in compliance with company and regulatory standards. This role combines leadership with technical expertise, guiding maintenance teams and supporting complex mechanical and facility-related projects to enhance the resident experience. The position involves leading and supporting Maintenance Supervisors, Technicians, and Janitorial staff, setting clear expectations, promoting accountability, and maintaining high performance standards. The Maintenance Manager will be a key partner to property leadership, driving operational consistency, preventative maintenance practices, and a culture that reflects the company's Core Values while creating a safe, welcoming environment for residents and staff. Requirements

  • 5+ years or more of progressive responsibility in facilities management with 5+ years of multifamily experience or comparable in regional management required.
  • Prior experience in and knowledge of affordable housing and applicable knowledge of HUD-REAC NSPIRE inspections is required.
  • Strong skills in HVAC, plumbing, carpentry, painting, and electrical/appliance repairs.
  • Strong leadership presence and proven track record in employee development of a team.
  • Proficiency in Microsoft Word and Excel.
  • Ability to lift and move up to 50 lbs.
  • High school diploma or equivalent.

  • Approximately 80% of the time will be on-site and 20% at the designated office.
  • Ability and willingness to travel overnight, ranging from 25% to 35% based on location of geographically disbursed properties for on-site support, training, and meetings as needed. Additional overnight travel may be required based on operational needs.
  • Availability to work outside of standard business hours, as required to meet operational needs and project deadlines.
  • Personal standards of appearance and dress compatible with the Company’s standards.

Responsibilities

  • Overseeing building operations and maintenance for a portfolio of residential properties supporting the Ohio area.
  • Overseeing Maintenance Operations to Related Affordable Standards including a preventive maintenance program, service order completion, unit turns, curb appeal, annual apartment inspections, safety inspections, and maintenance shop compliance.
  • Advocating for safety and environmental compliance for team members and residents.
  • Conducting regular property visits to provide guidance and technical support to the Maintenance Supervisor and Community Manager.
  • Leading Maintenance Supervisors and Technicians through mentoring, training, and support by influencing change management, developing maintenance team members, and fostering a strong resident focus.
  • Coordinating trainings to enhance technical trade and business skills for accountability to Related Affordable Operating Policies through positive employee engagement.
  • Participating in talent management functions of maintenance team members by interviewing, onboarding and training service managers, recommending professional advancement, and disciplinary actions.
  • Assisting Maintenance Supervisors in developing Scopes of Work, solicitation of bids, and coordinating contracts for vendor services and capital projects.
  • Creating competitive bid packages and making recommendations on project placement.
  • Completing annual apartment inspections using mobile facilities application to NSPIRE standards and assisting the Community Manager in developing a plan to complete inspection work orders.
  • Managing and participating in REAC inspection preparation including working with regional REAC manager, coordinating staff and vendor resources, and completing work side by side with site staff.
  • Working in partnership with Related Construction on property rehabs including rehab scope review, project coordination with site staff, quality assurance of work performed, punch list oversight, and development handoff.
  • Promoting a strong safety culture throughout the portfolio and monitoring the compliance of safe work practices and use of PPE in the field.
  • Ensuring site-specific emergency preparedness plans are in place and available for all sites.
  • Providing 24/7 availability for after-hours guidance and technical assistance to site staff via telephone.
  • Responding to after-hours catastrophes when needed and traveling to properties on short notice to respond to these situations.
  • Coordinating emergency response teams for natural disasters or catastrophic loss events.
