About The Position

Turner & Townsend is seeking a Facilities Manager to work with one of our key technology clients in Costa Mesa, CA. The Facilities Manager will ensure that our portfolio consistently represents our brand through the most efficient use of resources with an emphasis on safety and security. Requirements

  • Solid knowledge of facilities maintenance and knowledge of their operations.
  • Ability to be onsite in Costa Mesa, CA 5 days a week.
  • 5-8 years of experience preferred.

  • Proficient in building operations management technology, work order management software used in the facilities process, including platforms such as Service Channel, CORE and internal project management tools.

Responsibilities

  • Lead, mentor, and coordinate cross-functional facilities and project teams to ensure the successful delivery of multiple concurrent projects across campus environments.
  • Ensure all issues, risks, and actions are tracked and documented within the Work Order/CMMS system.
  • Conduct regular, structured site inspections across all assigned facilities (office, R&D labs, industrial, and light manufacturing spaces) to identify deficiencies, safety risks, and operational improvement opportunities in close collaboration with site leadership.
  • Coordinate and participate in quarterly campus reviews with senior leadership and key stakeholders (e.g., operations, EHS, engineering, and corporate real estate) to evaluate facility performance holistically, with a strong emphasis on safety, compliance, and operational continuity.
  • Prepare monthly and quarterly performance reports providing a comprehensive overview of facility conditions, critical asset performance, vendor/service provider effectiveness, and key operational metrics, including budget tracking and project delivery status.
  • Support annual capital and asset planning processes by developing detailed facility assessments and project recommendations to inform campus-wide refresh, upgrade, and expansion strategies across diverse asset types.
  • Develop and manage annual operating and capital budgets for facilities across the campus, ensuring appropriate funding for preventative maintenance programs, lifecycle replacements, and critical infrastructure upgrades.
  • Ensure all maintenance, repair, and capital project work (routine and non-routine) is executed in accordance with established quality standards, schedule milestones, budget constraints, and environmental, health, and safety (EHS) requirements.
  • Oversee vendor and contractor performance across multiple trades and disciplines, ensuring consistent delivery, compliance with service level agreements (SLAs), and alignment with project and operational objectives.
  • Actively monitor the CMMS/work order system to identify recurring issues, asset failures, and high-risk facilities, proactively driving root cause resolution and long-term mitigation strategies.
  • Develop and implement facility improvement strategies, leveraging on-site analysis, engineering assessments, and coordination with internal subject matter experts to resolve complex operational and infrastructure challenges.
  • Collaborate across Real Estate, Capital Projects, Engineering, and Operations teams to identify trends, prioritize investments, and implement scalable solutions across the campus portfolio.
  • Identify and communicate best practices and lessons learned through detailed technical reporting, root cause analysis, and continuous improvement initiatives.
  • Lead communications and reporting for campus facilities initiatives, including developing agendas and updates for leadership meetings, highlighting project progress, risks, and key operational topics.
  • Partner with site leadership and operational teams to assess training needs, provide guidance on facility systems, and improve onsite engagement with maintenance and preservation programs.
  • Develop and deliver training and communication programs to support operational teams in maintaining facility standards, compliance, and asset longevity.
  • Provide leadership and support in onboarding new facilities and projects, including system setup, operational readiness, and transition planning from construction to operations.
  • Engage in the design and planning phases of new construction and major renovations, ensuring facility management, maintainability, and lifecycle considerations are incorporated early in the project lifecycle.
  • Conduct site visits during construction and post-occupancy phases to identify unique conditions, monitor progress, and ensure readiness for operational handover.
  • Oversee warranty management during the first year of operation for new or renovated facilities, ensuring timely resolution of defects and successful transition into steady-state operations.
  • Support commissioning, handover, and operational integration for all capital projects, ensuring systems are fully functional and aligned with operational requirements.
  • Ensure compliance with all internal controls and regulatory requirements, including SOX controls where applicable.
