About The Position

Perform building maintenance and repair functions at City owned and leased buildings and grounds.

Requirements

  • High school graduation.
  • Fourth Class Power Engineering Trades Certification. (2 years)
  • Basic Building Operator's, or two Building System or Building Fabric courses such as Basic Refrigeration, Carpentry, Heating, or Plumbing. (60 hours)
  • Manlift Operator Certificate. (8 hours)
  • Required to obtain vulnerable sector criminal record clearance.
  • Current and valid Class 5 B.C. Driver's Licence.
  • 2 years of related experience.
  • or an equivalent combination of education and experience.

Responsibilities

  • Perform routine maintenance and troubleshoot repairs during component failures for HVAC systems, including boilers, chillers, cooling towers, ventilation and air conditioning systems, by checking and adjusting pressures, replacing pumps, motors, belts, filters and gaskets, as required; check boiler temperatures; test and adjust chemical balance in heating system water.
  • Perform minor electrical work to boilers, such as: three phase motors or controllers integral to the boiler equipment, low voltage controls or 24 volt thermostats, and branch wiring to the boiler equipment as per BC Safety Authority Regulations.
  • Perform minor repairs and adjustments to building fabric and related systems, such as: interior walls, ceilings, flooring, furniture, roofing, windows and overhead, interior and exterior doors.
  • Perform repairs and adjustments to building plumbing and electrical systems, such as: washroom fixtures, pumps, domestic water systems, fountains, lighting repairs (ballasts), replace switches and thermostats.
  • Perform routine inspections on emergency generators; service and test life safety equipment such as emergency lighting and fire extinguishers.
  • Assess requirements and provide routine services to building occupants; perform routine building inspections and document repair requirements; provide technical assistance in capital project work, as required.
  • Purchase applicable supplies; obtain quotes and approvals for contractor services; monitor, review and report on the work of contractors and city staff providing maintenance and repair services at assigned sites.
  • Operate computerized maintenance management system (CMMS) by entering preventative maintenance data from facility inventories; determine work required; open, process and close work orders; review monthly maintenance work; recommend work schedule to supervisor; independently, monitor and adjust (as required) daily automated building control systems (DDC), perform routine diagnostics for DDC issues and determine and apply the best solution, non-traditional methods of analysis may be required to determine best solution (anticipate and forecast equipment failures through use of trend logs, analyse DDC programming to troubleshoot system irregularities); create and print building access activity reports; reconcile credit card statements.
  • Operate a vehicle to transport materials and equipment.
  • Operate equipment such as power tools, pressure washers and man lift; maintain and operate mobile fuel tank cleaning systems; maintain tools and equipment as required.
  • Perform related duties where qualified.
