Under the direction of the Manager, Support Operations, incumbent coordinates aspects of the maintenance, operation and renovation of company facilities including buildings and grounds of office, warehouses, division operation centers, diesel plants and substations. Position is responsible for complying with and promoting workplace safety rules.

Requirements

  • High School diploma, or equivalent experience, and related 3 years practical job experience preferred.
  • Working knowledge of and/or specific training related to: Building systems operation and maintenance, OSHA regulations, Emergency Hazardous Spill Response, NFPA Life Safety Code, Maine OSHA 30 Hour Facility Inspection and Hazard Identification, Preventative Maintenance, Management of Buildings and Grounds, and ADA, Americans with Disabilities Act.
  • Position requires identity verification and seven-year criminal background check with update at least every seven years pursuant to NERC standards.
  • Position requires sitting, walking, driving, and working on uneven terrain, climbing, bending, stooping, reaching, pushing and pulling.
  • Lifting up to 80 pounds and pushing heavy objects on moving equipment up to 300 pounds.
  • Position requires exposure to the elements in extreme heat, cold or inclement weather.
  • May be exposed to chemicals and respiratory irritants.
  • Position requires interaction with all employees and requires good communication skills.
  • Position requires the use of shovels, rakes, saws, hand tools, and other equipment.
  • Position may be stressful due to tight schedules and deadlines.
  • Position requires operating a computer for extended periods of time.
  • Position requires valid Maine Driver’s License.

Responsibilities

  • Coordinate the operation and maintenance of company owned or leased facilities to include: fuel oil delivery, propane delivery, water/sewer service, janitorial, plowing, sanding, landscaping, mowing, trash disposal, parking lot sweeping, line painting, overhead and roll-up doors, catch basins and manholes, septic systems and oil/grease traps, building envelope, building interiors, yards, driveways, and operable gates, etc.
  • Coordinate renovations and additions to facilities.
  • Prepare project and budget estimates, manage contract work, monitor and control project spending, timeline and safety.
  • Ensure facility compliance with applicable codes and standards including building codes, OSHA, environmental compliance and others.
  • Perform general facility maintenance tasks including: change light bulbs, conduct filter changes in HVAC units, minor snow and ice maintenance and ensure that adequate maintenance supplies are available.
  • Coordinate and/or conduct inspection of fire extinguishers, emergency lighting, generators, sprinkler systems, backflow valves and other facility components and systems.
  • Oversee and coordinate contractor services and vendors performing operation, maintenance and construction services.
  • Manage and control the use of energy sources and utilities in company buildings, including lighting, heating, cooling, ventilation and electrical systems.
  • Manage office moves & relocations, coordinating with vendors, IT & internal customers.
  • Manage Universal Waste storage and assist in coordination of disposal.
  • Ensure that general building/site security measures are functional and effective.
  • Coordinate with Safety, Security and the Office Safety Team the execution of facility evacuation plans & drills.
  • Utilize the facilities maintenance management system to manage demand, scheduled and emergency maintenance requests.
  • Works in accordance with the documented environmental procedures, instructions, and specific responsibilities as defined in individual procedures and instructions. Reports problems or deviations associated with environmental issues and the Environmental Management System (EMS) to the Environmental Department.
  • Corrects or mitigates hazardous conditions identified by staff within Versant Power facilities and properties.
  • Provide inspection, maintenance and construction support to the Power Systems Technical Department in support of Substations buildings and ground and diesel plant buildings and grounds.
  • Provide spill response coordination on a routine and on-call basis.
  • Provide routine and on-call support for facilities related emergencies.
  • Provide coordination of project work at the diesel plants and substations.
  • Comply with all environmental regulations and procedures including, but not limited to, spill reporting and response, waste management, oil spill prevention, transportation of hazardous materials, etc.
  • Other related duties as assigned including designated duties associated with System Restoration.
