About The Position

The Facilities Maintenance Supervisor will oversee the maintenance and repair of buildings by directing Maintenance Technicians, contractors and volunteers; and by performing maintenance tasks as necessary. This role involves managing staff, ensuring quality maintenance and repair of assigned buildings, performing maintenance tasks up to ten percent of the time, and providing advice to administrators on maintenance and remodeling needs. The supervisor will also manage outside contractors, complete projects, track preventative maintenance for critical campus systems, and oversee contracted grounds services and property management issues of rental properties.

  • High School Diploma or equivalent.
  • Three years’ experience in construction or general maintenance.
  • Intermediate knowledge, experience, and ability in other related trades (carpentry, plumbing, electrical, heating and cooling, painting).
  • Operation of the necessary tools with skill and safety.
  • Previous supervisory experience.
  • Valid Washington State Driver’s License.
  • Skills using a desktop computer and Microsoft Office (Word, Excel and Outlook).
  • Operation of two-way radios.
  • Motor vehicles.
  • Safety Equipment.
  • Knowledge using hand tools; power tools and equipment.
  • Ability to read blueprints and provide good verbal communication.
  • Success at providing accurate project cost estimates and the ability to complete the job within those estimates.
  • Able to work independently or as a team.
  • Good safety awareness.
  • Ability to lift 60 pounds.
  • Capable of working collaboratively with supervisors, coworkers, staff and customers.
  • Ability to pass background checks relating to DSHS Secretary’s List of Crimes and Negative Actions. ( WAC 388-113 ).

Nice To Haves

  • Trade School, apprenticeship completion or equivalent.
  • Knowledge of local and national building codes related to assigned buildings.
  • Three years’ experience in construction or general maintenance.
  • Heavy equipment experience.

Responsibilities

  • Hire, train, direct, evaluate and correct maintenance technicians to achieve quality maintenance and repair of assigned buildings.
  • Perform maintenance tasks and repairs up to ten percent of the time, in his/her primary trade and other trades.
  • Provide advice, counsel and recommendations to administrators of assigned buildings, related to meeting maintenance and remodeling needs.
  • Work independently in managing outside contractors within parameters specified by the Facilities Maintenance Manager.
  • Complete projects and capital projects as directed by the Facilities Maintenance Manager.
  • Manage staff attendance to ensure accurate recording of work hours.
  • Provide training as needed.
  • Ensure staff consistently take all required rest and meal periods in accordance with policy and applicable laws.
  • Point of communication for on-call issues, with resulting overtime or unusual hours.
  • Work collaboratively with coworkers, staff and customers.
  • Oversee operations of contracted grounds services.
  • Oversee property management issues of rental properties.
  • Track preventative maintenance (PM’s) for critical campus systems i.e., roofs, sewer & storm drains, rain gardens.
  • Provide coaching to develop future lead techs and supervisors.
  • Process ongoing invoices for payment as needed.
  • Perform other duties as needed or assigned.
  • Ensure that all finished maintenance projects meet the needs of their assigned building administrators through: Proper planning and communication with appropriate ministry administrators.
  • Procure materials and equipment needed to support job responsibilities using approved purchasing procedures and standardization of materials.
  • Effective supervision and follow up of personnel and contractors for quality assurance and cost effectiveness.
  • Coordinate with the Facilities Director to ensure proper scheduling of maintenance and project tasks.
  • Meet the standards of quality as determined by building administrators.
  • Understand federal, state and local building regulations to ensure compliance.
  • Perform other duties as needed or assigned.
