Work schedule will be Wednesday - Saturday from 6am-4pm after 90 day training period. JOB SUMMARY: Plans, organizes and supervises the daily maintenance and repair of structural features, fixtures, furnishings, operating systems, security systems, airfield equipment and lighting systems, jet bridges, baggage systems, internal and external access control devices of Gerald R. Ford International Airport (GFIAA) terminal facilities and other buildings and structures. Supervises preventive and emergency maintenance of electrical, electronic, mechanical and other systems and equipment; internal and external access control devices.

Requirements

  • Working knowledge of applied mechanics, hydraulics, pneumatics, electricity and electronics.
  • Working knowledge of principles and practices of supervision.
  • Working knowledge of security protocols and procedures.
  • Working knowledge of Federal, state, and local construction, safety, fire, health, life, and sanitation statues, codes, and ordinances.
  • Working knowledge of the use, maintenance of and troubleshooting for, programmable logic controllers.
  • Working knowledge of the accessibility and signage requirements of the Americans with Disabilities Act.
  • Knowledge of preventive maintenance programs and practices.
  • Knowledge of OSHA/MIOSHA occupational health and safety rules, regulations and requirements.
  • Excellent interpersonal and human relations skills. Effectively communicate in person, via phone and email with staff, contractors and tenants.
  • Ability to interact positively and communicate effectively with subordinates, peers, airport contractors and patrons from widely diverse cultural and socio-economic backgrounds.
  • Ability to read and interpret blueprints, engineering and architectural drawings and designs, mechanical drawings, engineering and architectural specifications, diagrams and other specifications.
  • Ability to prioritize work orders.
  • Ability to estimate time and materials required to complete facilities maintenance and repair assignments.
  • Computer literacy and basic knowledge of word-processing, spreadsheet, and project management software.
  • This position can work a rotating and on-call schedule, weekends, holidays, and shifts that include graveyard and swing shifts.
  • Candidate must be able to pass required FBI fingerprint-based criminal history record check.
  • Valid Michigan driver’s license.
  • Ability to obtain the airfield driving privilege within six months of employment.

Nice To Haves

  • Working knowledge of FAA rules, regulations and requirements governing building facilities maintenance and operations is preferred.
  • Associates degree or certificate in construction management, engineering technology, or related field; or journey card or completion of a recognized apprenticeship or training program in an electrical, electronic, mechanical (HVAC) or piping trade preferred.
  • Four years progressively responsible maintenance experience, including supervision of other maintenance trades; or high school diploma or GED and at least six years progressively responsible experience in facilities maintenance preferred.
  • Certification or licensure in Electronics, HVAC, Plumbing, Electrical, or other field/trade relevant to the assigned facility is preferred.

Responsibilities

  • Administers policies and procedures and collective bargaining agreements for; participates in the selection and hiring of; provides training, schedules and work direction for; evaluates the performance of and fulfills other supervisory functions for employees engaged in preventive maintenance and repair of building features, fixtures, furnishings and operating systems; security systems; and external lighting systems.
  • Participates in the investigation and administration of discipline relating to violations of contracts and/or policy or procedures.
  • Inspects airport facilities structural features, fixtures, security systems and equipment, operating systems, access control devices, interior and exterior lighting systems, walkways, and accessways to ensure compliance with all codes, ordinances, rules, and regulations including, but not limited to TSA rules and regulations, construction codes and ordinances, and life and safety codes.
  • Inspects, identifies and schedules repair or replacement of damaged, deteriorated or obsolete structural features, fixtures, operating and security systems, access control devices and/or components thereof, and incorporate in the departments capital program.
  • Monitors electronic building management system to identify and respond to any abnormalities in environmental, power distribution, potable water distribution, wastewater collection, security and other systems and equipment.
  • Facilitates risk management facility inspections and initiates corrective action for any non-compliances cited.
  • Implements preventive maintenance schedules for structural features and fixtures, and mechanical, electrical, electronic, hydraulic and other operating systems and equipment.
  • Maintain accurate records of maintenance activities, inspections, and repairs using Computerized Maintenance Management System (CMMS).
  • Ensures that all movement area signage and lighting systems are properly maintained and comply with FAA specifications, rules, regulations and requirements.
  • Coordinates delivery of services, site access and work of outside contractors, vendors and consultants performing building maintenance repair and/or rehabilitation.
  • Provides training, work direction and participates in the performance of preventive maintenance and repairs of building features, fixtures, furnishings; security systems; external lighting systems, HVAC, mechanical, electrical, electronic, hydraulic and other operating systems and equipment.
  • Maintains an inventory control system for maintenance and custodial supplies, replacement parts, tools and equipment.
  • Prepares recommendations for annual operating and capital improvement budgets, looking for operational efficiencies.
  • Supervises other building operating services, including installation and removal of modular workstations and furniture; room set-ups for meetings, presentations and other events.
  • Receives and logs work orders, classifies work orders by level of urgency and estimates time and materials required to complete each work order.
  • Supervises daily maintenance for public areas, administrative offices, restricted areas, and other areas of buildings, monitoring disposition of work in progress and closes work orders upon completion of repair and maintenance work in question.
  • Prepares, approves and maintains manuals and computerized records, including time sheets, computerized work order system, google documents, probationary reports, annual reviews, incident/accident reports, purchase requisitions and leave requests.
  • May perform any or all functions of positions supervised.
  • Performs other related duties as assigned.
