About The Position

This position performs complex and specialized, skilled general maintenance and repair of building components such as parking decks, elevators, phone lines, fire suppression compression systems, electrical systems etc. Monitors, troubleshoots, repairs and maintains systems. May serve as lead worker assigning work and monitoring work completion. We look forward to candidates that possess great communication skills supplemented with a positive attitude within the trades maintenance field. Having expertise or experience in HVAC, electrical and/or plumbing is a plus but mechanical dexterity and willing to expand one’s knowledge is valued. Engineering Services is a department dedicated to providing services to internal and external stakeholders through multiple divisions including Construction Management, Integrated Facility Services, Facilities and Operations, Vehicle Fleet Services, Roadway Design and Construction, and Stormwater. This position is assigned to the Facilities and Operations Division, which is responsible for a diverse number of functions and activities that serve the entire City organization such as day-to-day and preventive operations and maintenance of facilities, customer-based service deliverables, special events and meeting set-ups, emergency response in inclement weather, disasters, or emergencies, and critical equipment management.

Requirements

  • High School diploma or G.E.D. equivalency; 3 to 5 years' experience in construction or skilled maintenance and repair of a variety of building systems, including HVAC, electrical and plumbing, or related work OR Any equivalent combination of training and/or experience that provides the required knowledge, skills and abilities may be substituted
  • Valid North Carolina Class C Driver’s License with a satisfactory driving record, or the ability to obtain within 60 days of hire
  • Knowledge of: Electrical systems, heating and air-conditioning systems, plumbing, equipment operation, and local building codes
  • Knowledge of: Maintenance and repair techniques for building systems and equipment
  • Knowledge of: Facilities management principles and practices
  • Knowledge of: Modern office practices and procedures include the use of standard office equipment and computer applications such as word processing, database, and spreadsheet applications.
  • Knowledge of: Fundamentals of generator operations and maintenance techniques.
  • Knowledge of: Fundamentals of automatic transfer switches and maintenance techniques.
  • Skill in: Planning, scheduling, and coordinating facility maintenance projects such as renovations, upgrades, or expansions
  • Skill in: Verbal and written communication
  • Ability to: Follow preventive maintenance schedules
  • Ability to: Troubleshoot common issues and coordinate repairs with contractors or in-house maintenance staff
  • Ability to: Oversee projects from conception to completion while ensuring on time completion within budget

Responsibilities

  • Performs routine maintenance, repair, and replacements in one or many of the construction or maintenance disciplines such as plumbing, electrical, carpentry, HVAC, and/or painting
  • Performs maintenance for generator and automatic transfer switch operations
  • Receives, prioritizes and schedules maintenance and work requests; determines required tools, equipment and supplies; identifies and requests supplies and inventory
  • Responds to customer requests and concerns; troubleshoots, diagnoses and identifies issues; recommends and implements corrective action, repairs and/or equipment replacement to resolve issues
  • Inspects equipment, tools, materials, facilities, building systems and/or grounds to ensure functionality and safety; secures and opens facilities/spaces; reports and/or corrects issues to resolve operational deficiencies and/or unsafe conditions
  • Prepares, organizes and maintains records, logs, reports and documentation; monitors supplies and parts inventory; initiates requests of stock to replenish inventory
  • Performs electrical system maintenance and repair duties for various locations, and electrical projects throughout all city-wide facilities, police, and fire stations as needed
  • Safely operates a City-owned vehicle to travel to various work locations
  • Performs related work as required
