About The Position

The Facilities Maintenance Specialist ensures the efficient operation and maintenance of credit union buildings within downtown Chicago. This role involves routine building inspections, HVAC, electrical, and plumbing repairs, and maintaining indoor and outdoor areas. The technician coordinates with staff and contractors, travels between locations, and responds to emergencies. We pride ourselves on our detail-oriented approach and commitment to providing superior service, ensuring our facilities are safe, functional, and welcoming for both employees and members. This position is an onsite working arrangement in our Chicago offices. Expectation to travel to all 6 Chicago, Illinois branches/offices throughout the week, as well as other Northern Illinois branches as needed. A vehicle is provided for travel.

Requirements

  • High school diploma required
  • Trade certifications, specialized trainings, or journeymen’s certification is required.
  • Prior experience in construction, skilled trade, maintenance, property management is required
  • Valid driver’s license with a clean record is required
  • Bachelor’s degree, FMP designation, or license in a trade is required.
  • Prior experience in operating building automation systems, HVAC, and electrical distribution systems is preferred.
  • Familiarity with City of Chicago local ordinances preferred

Responsibilities

  • Perform general facility maintenance and troubleshooting across HVAC, plumbing, electrical, carpentry, and related systems.
  • Provide quick and professional response to maintenance and service requests from staff and management.
  • Monitor and respond to building notification systems and 24-hour alerts from the monitoring companies.
  • Participate in the on-call rotation schedule for 24-hour facilities emergency response.
  • Maintain the functionality and appearance of Credit Union buildings, systems, furnishings, and fixtures.
  • Complete and document daily work orders, reporting progress and unresolved issues to the manager.
  • Maintain organized storage areas, tools, supplies, and equipment in proper working condition.
  • Assist with bid solicitation for minor repairs, upgrades, or equipment replacements and participate in facility projects and compliance training as needed.
  • Understand the Credit Union's policies and procedures to ensure compliance and accountability in managing operational risks related to facilities maintenance.
  • Adhere to established internal controls and procedures to safeguard assets and maintain the integrity of credit union operations.
  • Participate actively in the maintenance, operation, and testing of fire alarms, sprinkler systems, emergency lighting, and other life safety systems to ensure compliance with safety regulations.
  • Oversee the upkeep of building security alarms, entry operations, and access control equipment and hardware, ensuring all security measures are functioning correctly and efficiently.
  • Manage the maintenance and operation of electrical systems, including emergency power generation equipment and low voltage building control systems, to ensure uninterrupted power supply and system reliability.
  • Regularly inspect, maintain, and repair HVAC systems to ensure optimal performance.
  • Operate building automation and management systems to maintain efficient operation and a comfortable work environment.
  • Conduct research and analysis to identify potential maintenance problems before they occur, providing proactive solutions to management.
  • Lead various projects related to maintenance, repairs, and capital improvements, ensuring they are completed on time, within budget, and to the highest quality standards.
  • Mentor and train other team members, sharing expertise and best practices to enhance the overall skill set of the Facilities Department.
  • Work closely with industry professionals and consultants to achieve high-quality results in maintenance and repair projects, leveraging their expertise to improve facility operations.
  • Proactively recognize and address any deficiencies or defects in the facilities without needing direction, ensuring a safe and efficient work environment.
  • Conduct regular audits and maintenance checks on critical systems to ensure they are functioning optimally. This includes ensuring the data center and disaster recovery (DR) site have uninterrupted up-time, performing routine inspections, and addressing any issues promptly.
  • Continuously seek out and propose innovative methods and best practices to improve the efficiency and effectiveness of facilities maintenance operations.
  • Oversee the installation and repair of mechanical, electrical, and plumbing (MEP) infrastructure, furnishings, and utilities.
  • Act as person in charge when management is unavailable, ensuring continuity of operations, proper coverage, and emergency issues are addressed.
  • Assess vendors based on price, quality, services, support availability, reliability, and reputation to ensure optimal vendor selection.
  • Monitor vendor performance, address any issues, and ensure contracts are aligned with the Credit Union's needs and standards.
