  • Select, negotiate, and supervise third-party vendors for services including janitorial, security, HVAC, plumbing, and general contracting.
  • Monitor vendor performance through KPIs, ensuring cost efficiency and compliance with service level agreements.
  • Ensure adherence to local, state, and federal regulations, including zoning laws, environmental standards (e.g., LEED or energy efficiency certifications), and insurance requirements.
  • Conduct risk assessments, assist with insurance claims, and implement disaster recovery plans to minimize downtime and liabilities.
  • Prepare and manage annual operating budgets for the portfolio, tracking expenses, forecasting capital needs, and optimizing costs without compromising quality.
  • Analyze financial reports to identify opportunities for value enhancement and cost savings.
  • Serve as the primary point of contact for tenant (dealership) facility managers on landlord-related matters, fostering collaborative relationships to resolve issues promptly and ensure lease compliance.
  • Support lease negotiations and renewals as needed.
