About The Position

With a rapidly scaling property portfolio, Evergreen Residential is seeking an experienced property management professional to lead its eviction function. In this highly visible and operationally critical role, you will be responsible for managing the end-to-end eviction lifecycle—from legal filing through resolution—across a multi-state portfolio. The role requires a firm command of landlord-tenant law, strong cross-functional coordination skills, and the ability to manage both a specialist team and a network of outside legal counsel with precision and accountability. This position is based in our office in Charlotte, NC with a 5-days in office schedule.

Requirements

  • 5+ years of experience in evictions, property management, or residential legal operations, with 2+ years in a supervisory role
  • Experience in single-family rentals strongly preferred; multifamily experience considered
  • Working knowledge of landlord-tenant law, eviction court procedures, and fair housing requirements across multiple states
  • Demonstrated ability to manage outside legal counsel relationships and hold vendors accountable to performance standards
  • Proficiency in property management software (Yardi, RealPage, AppFolio, or similar) and the Microsoft Office Suite
  • Strong organizational and process management skills with the ability to manage high case volumes across multiple markets simultaneously
  • Operationally rigorous with a strong command of process design, documentation, and execution
  • Effective cross-functional communicator—able to translate legal and operational complexity for leadership, investors, and internal partners
  • Decisive and accountable, with a track record of driving results in high-volume, deadline-driven environments
  • Analytical thinker with the ability to interpret pipeline data and translate findings into operational recommendations
  • Adaptable and solutions-oriented in a dynamic, fast-scaling environment

Responsibilities

  • Recruit, develop, and manage a team of Evictions Specialists across assigned markets, drive performance through clear expectations, coaching, and accountability.
  • Ensure appropriate market coverage, workload distribution, and specialist proficiency across the full eviction lifecycle.
  • Build and maintain a high-performance team culture grounded in urgency, accuracy, and process discipline.
  • Oversee the full eviction pipeline—from delinquency escalation and legal filing through hearing, judgment, and possession—ensuring timely and accurate progression at every stage.
  • Manage relationships with outside legal counsel across multiple markets, including monitoring attorney performance, coordinating hearing schedules, and ensuring case quality.
  • Partner with Collections, Asset Management, and other Property Management Operations teams to manage case escalations, account status, and post-eviction resolution workflows.
  • Oversee occupancy verification activities and ensure findings are accurately reflected in case status and reporting.
  • Ensure all eviction activities comply with applicable federal, state, and local landlord-tenant laws, court procedures, and fair housing requirements across a geographically diverse portfolio.
  • Manage counterclaim responses and legal challenges in coordination with outside counsel and internal legal resources.
  • Identify and escalate emerging legal, regulatory, or operational risks; develop protocols to mitigate exposure.
  • Own the development, documentation, and continuous improvement of eviction-related standard operating procedures across all markets, case types, and workflows.
  • Drive process consistency and quality control across the team, ensuring SOPs are current, accessible, and operationalized.
  • Evaluate and recommend tooling, workflow, and system improvements that increase throughput and reduce cycle times.
  • Own evictions reporting for internal leadership and external investors, including pipeline metrics, cycle time analysis, resolution outcomes, and portfolio-level trend data.
  • Monitor eviction rates, case aging, legal spend, and resolution patterns; identify variances and surface actionable insights.
  • Support investor reporting requirements with accurate, well-structured data and narrative as needed.
