Estimator

Sole Construction Partners•Tampa, FL
•Onsite

About The Position

Tide Homes, a Sole Construction Partner, is hiring a full-time Estimator to produce accurate, complete material estimates for custom and semi-custom homes in the Tampa Bay area. You'll work directly with the VP of Operations, who leads pre-construction, and turn plans and specs into takeoffs and cost estimates we can build and bid from with confidence. This role is for someone who takes pride in getting the numbers right the first time. You'll be thorough without being slow, stay focused, and put in the work to deliver reliable information on deadline.

Requirements

  • 3+ years of residential estimating experience, ideally on custom, semi-custom, or high-end homes.
  • Proven ability to produce accurate material takeoffs for vertical construction.
  • Working knowledge of labor rates and costs for all phases of residential construction, including how each trade prices its work.
  • Hands-on experience with estimating and takeoff software (for example PlanSwift, Bluebeam, Stack, or JobTread) and strong Excel skills.
  • Ability to read and interpret construction drawings, structural plans, and specifications.
  • Understanding of residential construction methods, sequencing, and Florida building code.
  • Exceptional attention to detail: you double-check your work and catch what others miss.
  • Thorough without being slow: you work efficiently, manage multiple estimates, and hit deadlines.
  • Self-motivated and focused, with a strong work ethic and pride in producing reliable numbers.
  • Clear, direct communication with leadership, suppliers, and subcontractors.

Nice To Haves

  • Established relationships with Tampa Bay suppliers and subcontractors.
  • Field experience as a carpenter, superintendent, or project manager.
  • Degree or coursework in construction management or a related field.

Responsibilities

  • Perform detailed quantity takeoffs from architectural and structural plans for vertical construction: framing, sheathing, trusses, windows and doors, roofing, siding and exterior finishes, drywall, insulation, trim, cabinets, and interior finishes.
  • Estimate labor for every phase of construction, from sitework and foundation through framing, dry-in, MEP rough, insulation and drywall, finishes, and closeout, using current Tampa-area labor and subcontractor rates.
  • Understand how labor is priced by trade (per square foot, per unit, per hour, or lump sum) and apply realistic production rates and crew costs.
  • Build complete, organized estimates in estimating software, with clear material and labor line items, waste factors, and assumptions.
  • Read and interpret plans, specs, engineering, and selections sheets; catch conflicts, gaps, and missing information and flag them early.
  • Request, compare, and level supplier and subcontractor quotes so pricing is apples to apples, and spot labor numbers that are out of line.
  • Keep material pricing, labor rates, and cost databases current as Tampa-area market prices change.
  • Account for Florida-specific requirements that drive cost, such as wind-load and hurricane code (FBC), impact-rated openings, strapping and connectors, and flood-zone considerations.
  • Support the VP of Operations through pre-construction with estimate revisions, value-engineering options, and budget updates as designs and selections change.
  • Hand off clean, accurate material lists and estimates to purchasing and field teams.
  • Review completed jobs against estimates to tighten future accuracy on both material and labor.
  • Meet estimate deadlines while holding a high standard for accuracy.
