About The Position

PGIM Real Estate is seeking candidates for its 3-year Investment Analyst Program, designed to provide hands-on experience within the Equity business, specifically in Asset Management and Acquisitions teams. This program aims to empower analysts to contribute meaningfully, add value to organizational initiatives, and effect change. Requirements

  • Currently enrolled in an accredited bachelor’s program.
  • Graduating between December 2026 and May 2027.
  • Minimum GPA of 3.0.
  • Possess the requisite US employment authorization (visa sponsorship is not provided).

  • Understanding of real estate and finance terms and concepts.

Responsibilities

  • Source, underwrite, perform financial modeling, and conduct due diligence for new acquisitions.
  • Build cash flow and waterfall models, Investment Committee books, sensitivity tables, rent roll analyses, comparable property sets, and other financial analyses.
  • Collaborate with partners, consultants, property managers, and leasing brokers to manage a portfolio of operating assets, development projects, and/or repositioning projects.
  • Drive asset performance through the execution of leasing, operational, financing, and disposition strategies.
  • Provide general asset management and direction for a portfolio of assets, including pre-development and development assets.
  • Maintain frequent contact with property managers, operating partners, and leasing brokers.
  • Review periodic property reports and track operating performance.
  • Prepare regular updates summarizing results and respond to information requests.
  • Prepare analyses of various investment decisions – leasing, financing, acquisition, hold/sell.
  • Analyze and underwrite investment opportunities for the acquisition and development of properties across all investment structures and risk profiles.
  • Lead due diligence and closing processes for acquisitions in conjunction with portfolio and asset management teams.
  • Create cash flow models, sensitivity tables, rent roll analysis, join venture waterfall models, and other financial analysis required to evaluate and pursue acquisition opportunities.
