About The Position

This role provides leadership for the engineering team across a multi-state market, establishing a local engineering leadership team from property-level engineers to support the implementation of the national engineering platform. The position involves coordinating and planning quarterly engineering meetings, ensuring compliance with industry and national engineering process requirements. It also assists in the development, implementation, and monitoring of technical programs, policies, and procedures, working closely with Property Managers and Chief Engineers to integrate requirements such as safety, quality assurance, sustainability, energy management, and various tracking tools. The role supports the technical and administrative training of on-site engineering personnel, and collaborates with building engineers and operations staff to establish preventative maintenance programs aimed at reducing downtime, maintaining system integrity, maximizing efficiency, and minimizing costs. Additionally, the Engineering Lead assists in defining scopes, negotiating contracts, reviewing bids for service and capital projects, and provides direction on HVAC, MEP, Fire & Life Safety systems, Automation, Security, and OSHA compliance. The role also involves assisting with RFP/RFI responses, participating in new business presentations, account transitions, site assessments, and performing analysis on work order and asset metrics to optimize the R&M program. Recruitment activities for identifying and maintaining a database of qualified candidates in the local market are also a key responsibility.

Requirements

  • Bachelor’s Degree (Engineering Preferred)
  • 10 years of Operations or Program management of commercial property experience
  • Completion of Technical school study relating to HVAC design and Maintenance preferred
  • Minimum of 3 years of management level experience in facilities/property maintenance, engineering, the installation and operation of Building Systems (HVAC, plumbing, Fire/Life Safety, etc.), project management, and supervision of skilled trades and technical staff
  • Experience in building operations
  • Experience managing unionized and non-unionized employees
  • Technical proficiency in the mechanical, electrical and control systems used in the Property Management industry
  • Expertise in the operation, management, and the cost controls of Property Operations
  • Knowledge and interpretation and application of applicable commercial building codes and standards
  • Experience reading and interpreting documents such as blueprints, safety rules, operating and maintenance instructions, and BAS SOO
  • Strong understanding of project management processes
  • Must be able to prepare and present detailed reports/presentations on building operations and systems
  • Ability to quickly define big picture problems, gather and assess relevant data and information, establish facts, and draw valid conclusions in order to implement solutions and repairs and delegate to appropriate personnel

Responsibilities

  • Provide leadership for the engineering team in a multi-state market.
  • Setting up a “local engineering leadership team” from property-level engineers to assist with implementation of the overall national engineering platform.
  • Coordinate and plan at least quarterly engineering meetings in the market, providing training materials/topics necessary to ensure industry and National Engineering process requirements compliance.
  • Assist with development, implementation and monitoring of technical programs, and policies and procedures as required by both National Operations and Engineering.
  • Works with Property Managers and Chief Engineers to help implement and coordinate requirements such as safety, quality assurance, sustainability, energy management, Energy Star, C&W engineering disciplines, and combined energy and water tracking tools as centrally located under Asset Services/GOS/Engineering on C&W Connect.
  • Assists in the development of property/system specific technical and administrative training of property on-site engineering personnel.
  • Works with building engineers and operations staff to establish and implement preventative maintenance programs in order to reduce equipment downtime, maintain property system integrity, maximize efficiency and minimize operating costs while protecting the properties assets.
  • Works with building engineers to submit and obtain client approval for critical environment work authorizations; a procedure detailing shutdown plans for equipment serving critical spaces.
  • Establish and maintain a network of consultants/pre-qualified service providers to provide assistance and expertise to the field in matters beyond the expertise of operations staff (i.e. MEP design Engineer of record, Environmental, Structural, and Architectural).
  • Assists in scope definition, contract negotiations and bid reviews for service, and capital replacement projects.
  • Provides direction and consultation to the operating staff for HVAC, MEP systems, Fire & Life Safety systems, Automation, Security, and OSHA compliance.
  • Assists with responses to RFPs and RFIs, participates in new business presentations, account transitions and site assessments.
  • Performs analysis on multiple work order, asset, and building metrics with the intent of identifying ways to optimize the R&M program.
  • Recruitment activities in the local market to identifying candidates and top talent.
  • Maintain a database of qualified candidates for possible opportunities.
