About The Position

The Divisional Director of Sales is responsible for overseeing sales operations across multiple communities, ensuring the achievement and maintenance of census goals. This role involves monitoring individual community performance, providing insights, and developing improvement plans to increase leads and occupancy. The DDOS will also train and coach community Directors of Sales, manage lead oversight, and work closely with external referral services to drive revenue. Requirements

  • Ability to read and comprehend simple instructions, short correspondence, and memos.
  • Ability to write simple correspondence.
  • Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.
  • Ability to apply common sense understanding to carry out detailed but uninvolved written or oral instructions.
  • Ability to deal with problems involving a few concrete variables in standardized situations.
  • Knowledge of Microsoft Office Suite.
  • High school diploma or general education degree (GED); or less than one year related experience or training; or equivalent combination of education and experience.
  • Regularly required to stand, walk, use hands, reach with hands and arms, and talk or hear.
  • Frequently required to stoop, kneel, crouch or crawl and taste or smell.
  • Occasionally required to sit and climb or balance.
  • Must occasionally lift and/or move up to 25 pounds.
  • Strong closing skills and ability to coach/teach effectively with community sales directors.
  • Develop and maintain a good working relationship with community Director of Sales, Executive Director as well as with corporate Divisional VP of Operations.

Responsibilities

  • Identify underperforming communities and develop and implement strategies to increase leads and census.
  • Monitor individual community performance, provide insights, and create improvement plans to reach occupancy goals.
  • Report opportunities for improvement in operations, marketing, training, etc., to the Corporate Director of Sales on your team.
  • Work with APFM and Caring.com to assist with Director of Sales relationship building and lead generation.
  • Responsible for maintaining sales in communities that are without a Director of Sales.
  • Respond and follow-up with all walk-ins and inquiries timely and appropriately.
  • Responsible for achieving and maintaining divisional and community census goals.
  • Provide ongoing training and coaching to community Directors of Sales to enhance their skills and performance.
  • Responsible for onboarding new community Directors of Sales and on-site training as needed.
  • Focus on clearing past due activities, making prospect contacts, scheduling tours, and post-tour follow-ups.
  • Responsible for oversight of all leads to help community directors of sales drive census/revenue.
  • Help increase community speed to lead for all new prospects including those from referral sources such as APFM.
  • Monitor and help improve lead to tour conversion with lead management and follow-up.
  • If needed, follow up with leads until tours are scheduled, then turn over to the Director of Sales to tour and close.
  • Manage Yardi or Welcome Home data entry.
  • Other duties as assigned.
