About The Position

This role is focused on common area leasing, local in-line leasing, and perm kiosk leasing. Reporting to the Vice President of Specialty Leasing, the ideal candidate will possess financial acumen, have excellent communication skills and be at the forefront of market trends to lease and create a first in class shopping experience at landmark shopping destinations in the New York and New Jersey markets. You will be an essential member of the larger URW 360 Sales Team, which encompasses permanent leasing, specialty leasing, and Westfield Rise.

Requirements

  • Minimum of five to seven years’ experience in a high-volume sales oriented position or organization.
  • Solid relationship building and intermediate/advanced negotiation skills.
  • Negotiating skills represent a broad range of knowledge and skills including: Economic deal structure and deal investment return to the mall owner, deep knowledge and understanding of lease provisions/clauses of retail leases, ability to resolve internal and external issues, focus on cross property marketing
  • Closing skills represent a broad range of knowledge and skills including: having a deep knowledge of the competition (both market and retail), customizing sales pitches to attract the decision maker, conveying a sense of interest in the client’s needs, creating a sense of urgency, and overcoming all objections.
  • Able to maintain a macro-view of the specialty leasing program while flexibly and nimbly adjusting the inventory to ensure occupancy and revenue goals are met
  • Knowledge of basic accounting principles including budgeting & forecasting, NPV and IRR calculations
  • Strong written and oral presentation skills
  • Authentic learner who tackles new challenges, using both successes and failures to guide growth
  • The ability to gain the confidence and trust of others through honesty, integrity, and authenticity
  • Able to multi-task and prioritize workload based on rolling and conflicting deadlines.
  • Four-year college degree.
  • History of thriving in a rapidly changing environment.
  • Computer skills include Excel, Power Point, Adobe Acrobat and Salesforce.

Responsibilities

  • Meet and exceed revenue goals for assigned properties
  • Create, maintain and drive revenue growth for two robust multi-million dollar specialty leasing programs.
  • Own the full cycle sales process including prospecting new leads, navigating the C-suite, negotiating, handling and executing contracts.
  • Manage existing client needs and lead the growth to secure a high percentage of renewal business
  • Develop deep and comprehensive market understanding and competitive analysis by understanding sales, traffic trends, demographics, and leasing visions for any assigned property.
  • Leverage strategic relationships and experience to sell across multiple shopping centers.
  • Confidently promote the advantages Westfield can offer a brand as an owner and operator of our assets.
  • Favorably negotiate and execute leases with retailers to achieve center leasing budget.
  • Develop deep market understanding and competitive analysis by understanding sales, traffic trends, demographics, and leasing visions for any assigned property
  • Execute a center-specific merchandising strategy that supports local business development with timely and relevant concepts
  • Effectively prioritize and manage multiple projects and tasks under tight deadlines.
  • Maintain financial budget and forecast reports
  • Traveling to assigned centers and become expert in local markets
