About The Position

Make Space Storage is seeking a driven, analytical, and operationally minded Director of Revenue Management to lead pricing strategy, revenue optimization, occupancy management, and customer acquisition performance across our growing self-storage portfolio. This is a high-impact leadership role responsible for maximizing portfolio revenue and profitability through intelligent pricing strategies, disciplined revenue management practices, effective tenant rate increase programs, and close cross-functional alignment with Operations, Marketing, and Executive Leadership. The ideal candidate combines strong analytical and commercial capabilities with leadership presence, operational awareness, and a relentless focus on performance. This individual will play a critical role in helping Make Space drive occupancy growth, improve REVPAS performance, and optimize bottom-line NOI across the portfolio. This position is intended for a leader who thrives in a fast-paced, entrepreneurial, and operationally focused environment and who is excited to build and evolve revenue management capabilities within a rapidly growing platform.

Requirements

  • 7–15+ years of experience in Revenue Management, Yield Management, Pricing Strategy, Commercial Analytics, or Portfolio Revenue Optimization.
  • Leadership experience within self-storage, hospitality, multifamily, parking, retail, airline, or other yield-management industries strongly preferred.
  • Demonstrated success improving revenue performance, pricing execution, occupancy trends, and bottom-line profitability.
  • Strong understanding of customer acquisition strategy, pricing psychology, and operational performance management.
  • Advanced proficiency in Microsoft Excel and business intelligence/reporting platforms such as Power BI or Tableau.
  • Strong analytical, strategic thinking, and problem-solving capabilities.
  • Excellent communication and leadership skills with the ability to influence cross-functional teams.
  • Experience with SiteLink, Veritec, Octerm, SQL, or similar operational/reporting systems considered an asset.
  • Bachelor’s degree in Business, Finance, Economics, Statistics, Data Analytics, or related field preferred.

Responsibilities

  • Lead and continuously refine portfolio-wide pricing strategies designed to maximize occupancy, REVPAS, NOI, and long-term portfolio value.
  • Develop dynamic pricing models based on occupancy trends, demand patterns, seasonality, competitor positioning, customer behavior, and market conditions.
  • Design and execute intelligent tenant rate increase strategies balancing revenue growth, customer retention, and occupancy performance.
  • Monitor and evaluate promotional effectiveness, discounting strategies, and pricing elasticity across markets.
  • Drive disciplined revenue management practices across all facilities and operating regions.
  • Establish KPI frameworks and reporting standards related to occupancy, lead conversion, move-ins, move-outs, customer acquisition costs, rate performance, and revenue trends.
  • Identify underperforming facilities and partner with Operations leadership to implement targeted performance improvement plans.
  • Lead data-driven analysis related to occupancy stabilization, lease-up strategy, customer acquisition performance, and overall portfolio optimization.
  • Partner closely with Executive Leadership on revenue forecasting, budgeting, and strategic planning initiatives.
  • Build strong working relationships with Operations, Marketing, and Customer Contact Center leadership teams to ensure alignment around occupancy growth and customer acquisition strategy.
  • Collaborate with Marketing leadership to optimize campaign effectiveness, lead generation quality, and customer acquisition ROI.
  • Support Operations leadership in developing field-level accountability around lead management, customer conversion, and pricing execution.
  • Act as a key strategic partner to General Managers and regional leadership teams.
  • Oversee the development and enhancement of revenue management dashboards, reporting tools, and near real-time operational analytics.
  • Utilize tools such as Power BI, Excel, SiteLink, Veritec, Octerm, and other reporting platforms to drive insights and decision-making.
  • Provide regular performance reporting and strategic recommendations to Executive Leadership.
  • Continuously improve reporting capabilities, operational visibility, and analytical infrastructure across the organization.
