Johnson & Johnson announced plans to separate our Orthopedics business to establish a standalone orthopedics company, operating as DePuy Synthes. The process of the planned separation is anticipated to be completed within 18 to 24 months, subject to legal requirements, including consultation with works councils and other employee representative bodies, as may be required, regulatory approvals and other customary conditions and approvals. Position Summary: The Director, Real Estate Delivery – Americas is accountable for the end‑to‑end execution of real estate transactions, projects, and portfolio initiatives across the Americas region. This role leads regional delivery teams and partners to execute DPS’s global real estate strategy with speed, discipline, and financial rigor, while ensuring compliance with governance, standards, and approval frameworks. Operating as the primary execution owner for the Americas, this role translates global strategy and standards into on‑the‑ground delivery, balancing business urgency, cost discipline, and risk management across a diverse portfolio of office, R&D, manufacturing, and residential assets. The role partners closely with business, operations, finance, and EHSS leaders to support business continuity, workplace effectiveness, and long‑term infrastructure strategy, including growth, transformation, and portfolio optimization initiatives.

Requirements

  • 12+ years of experience in corporate real estate delivery, transactions, or project management
  • Experience leading regional portfolios in a global enterprise
  • Bachelor’s degree required
  • Proven ability to lead through influence in a global, matrixed organization and manage multiple concurrent initiatives across diverse geographies and time zones.
  • English required

  • Master’s degree (MBA or equivalent).
  • Experience leading regional portfolios in a global enterprise.
  • Background in medical device, pharmaceutical, or other highly regulated industries.
  • Experience with workplace strategy, site consolidation, or portfolio optimization initiatives.
  • Familiarity with sustainability, energy efficiency, or green building standards.
  • Executive‑level presentation, negotiation, stakeholder management, and change leadership capabilities.
  • Certifications such as PMP, or similar project/real estate credentials.
  • Additional regional languages.
  • Spanish or Portuguese preferred.

Responsibilities

  • Own and lead real estate delivery across the Americas, ensuring transactions and projects are executed on time, on budget, and to standard.
  • Serve as the single point of accountability for regional execution performance.
  • Lead and develop regional RE delivery teams and matrixed partners.
  • Drive standardization, governance, and best‑practice sharing across RE delivery teams to improve speed, quality, and controls.
  • Execute real estate transactions including leases, renewals, expansions, exits, dispositions, and residential housing arrangements.
  • Partner with Governance & Strategy on business cases, approvals, and prioritization, ensuring alignment to global strategy.
  • Manage lease administration activities and ensure accurate documentation and compliance.
  • Oversee project execution across the region, ensuring adherence to scope, cost, schedule, and quality expectations.
  • Apply best practices, standardized delivery models, and performance management disciplines across projects.
  • Identify and proactively manage execution risks and issues.
  • Deliver strategic space planning and site initiatives aligned to workplace standards and portfolio strategy.
  • Partner with Property Services and FM to ensure seamless handoff from project delivery to operations.
  • Support site changes, consolidations, expansions, and relocations.
  • Ensure all regional activities comply with global RE governance, approval thresholds, and controls.
  • Act as the regional escalation point for compliance, execution risk, and delivery challenges.
  • Maintain audit‑ready documentation and adherence to internal controls.
  • Deliver projects and services in compliance with applicable safety, quality, regulatory, and company standards; partner with EHSS to embed safe execution.
  • Partner closely with: Global RE Governance & Strategy, Property Services, Strategic Supplier Management, Finance, Legal, Procurement, and Business Leaders.
  • Drive accountability from third‑party providers delivering regional RE services.
  • Influence and align senior stakeholders through clear executive communication, decision support, and change leadership.
