E&PS is recruiting for a Sr Manager Real Estate (RE) Americas role to be located in one of the following locations: New Brunswick, NJ /San Diego, CA /Cincinnati, OH/ Jacksonville, FL / Cambridge, MA / Toronto, CA or Irvine, CA. The role is responsible for driving and coordinating real estate strategy and execution within the Americas region, ultimately contributing to the standardization of real estate strategy and transactions regionally and globally. The successful candidate is responsible for defining and deploying regional property strategy in collaboration with regional business leaders to achieve committed business outcomes. The successful candidate will represent real estate management functions and contribute to J&J Affiliate regional business plans identifying and defining real estate opportunities and developing appropriate solutions to achieve optimal results. A suitable candidate for this role will have skills to facilitate decision-making processes, working collaboratively with senior levels and functions within the region. Key relationships include MedTech and Innovative Medicine sector leaders, Regional Transaction Managers, Lease Administration, Legal and other E&PS teams including Project Delivery and Facilities Management.

Requirements

  • Bachelor’s or equivalent university degree in Business Administration or Real Estate is required.
  • Proven experience in roles of growing responsibility in real estate.
  • Consistent track record as an effective strategic real estate professional / Corporate Real Estate with strong experience in stakeholder management.
  • Strong business acumen, analytics and problem-solving skills
  • Strong understanding of finance principles (Net Present Value, Internal Rate of Return, P&L statements, etc.) and their application to real estate transactions
  • Good arbitration and influencing skills with capability to consider many different viewpoints and facilitate effective business decisions.
  • Proven grounding in technology and appreciation for how it can contribute to identifying metrics and aid in decision making.
  • Specific skills in project management, technical, financial, and experience with facilities management and/or project management.
  • Candidates should have a record of success working in the regional RE markets in the Americas.

  • Demonstrate creative solution development, innovation, integrity, eye for business and sound judgment.
  • Must possess excellent interpersonal and communication skills (written and verbal)

Responsibilities

  • Work under the direction of the Americas Real Estate Lead to achieve J&J’s business and enterprise goals and map its strategies and initiatives into regional/country level solutions
  • Drive regional and sector long term property footprint activities, including analytical evaluation of the regional/country real estate portfolio with the purpose of driving substantial cost savings for the enterprise and proactively identify strategies to optimize assigned property portfolio.
  • Collaborate within RE and with the business to perform feasibility studies that evaluate viable alternatives and balance business needs with enterprise direction and affordability and Develop options and recommendations based on business objectives and specific real estate knowledge and leading practices for review and approvals.
  • Maintain up to date market intelligence to capitalize on opportunities as well as to react to time-sensitive projects and initiatives.
  • Review and approve all transactions prior to securing approvals.
  • Develop case for change to support proposed solutions and Apply knowledge of J&J’s property portfolio assigned and the country/region market expertise to carry out portfolio analysis and optimization activities.
  • Lead service providers to deliver real estate transactions (i.e., acquisition and disposition of owned and leased properties).
  • Ensure transactions meet the business needs, are efficient, meet J&J policies and country-specific requirements, and best protect J&J’s interest.
  • Lead activities necessary to initiate and complete transactions – this includes understanding the business need, identifying options, engaging brokers, performing market analysis, coordinating preparation of due diligence analysis, valuations and appraisals, Letter of Intent, RFPs, financial analysis, and lease/buy analysis, leading the contract conversation of leases and purchase sale agreements.
  • Track market trends and propose appropriate actions to address issues and assist in negotiations with purchasers, sellers, landlords, community groups, government organizations and agencies to accomplish stated real estate goals.
  • Partners with external brokers and consultants used to support transaction activities including new purchases or leases, lease renewals, subletting, lease surrenders, restoration issues, property dispositions, etc.
  • Serve as an active business solution partner establishing deep connections within local business units and understanding business needs and identify real estate strategies and solutions to address them in a cost-effective manner.
  • Collaboration with Americas RE Lead to ensure accurate implementation of strategy and activities.
  • Provide directions to external service providers (transaction managers, brokers) in support of activities to meet quality delivery of the agreed solutions and develop the talent of team members and build a culture of continuous improvement driven by metrics, benchmarking, and standard methodologies.
  • Develop region and country strategies to reduce costs, enhance cashflow and optimize the real estate footprint to achieve the strategic plan/program targets.
  • Maintain strategic standards on a broad range of critical real estate issues and deploy new planning processes, methodologies, and tools to accommodate local growth and translate facility plans into capital requirements.
  • Lead high-complexity projects assigned, with good knowledge of project controls, scope and organizational change, including proactive reporting to internal customers and collaborators.
