About The Position

The Director, Real Estate – Asset Management is responsible for the strategic and day to day management of the company’s portfolio of shopping centers, closed stores, and other income producing real estate assets. This role owns asset level strategy across the full lifecycle—hold, lease, reposition, redevelop, or dispose—with the objective of maximizing long term value, cash flow, and flexibility while reducing risk and carrying costs.

Requirements

  • Bachelor’s degree in Real Estate, or related field and 5 years’ experience in real estate, retail development, tenant representation, or related area OR 7 years’ experience in real estate, retail development, tenant representation, or related area.
  • 1 year’s supervisory experience.
  • Deep experience managing income‑producing real estate assets across leasing, financial performance, and transactions.
  • Strong financial and analytical skills, including valuation and deal structuring.
  • Proven ability to use dispositions as a strategic lever within a broader asset management framework.
  • Effective leader with strong executive communication and presentation skills.

Responsibilities

  • Leads asset‑level strategy for shopping centers and other income‑producing properties, determining optimal hold, lease‑up, repositioning, redevelopment, or disposition pathways.
  • Develops and executes multi‑year business plans for assigned assets, balancing near‑term income with long‑term value creation.
  • Evaluates market conditions, asset performance, and capital requirements to drive strategic recommendations.
  • Oversees leasing strategy, tenant mix, rent structures, renewals, amendments, and lease enforcement in partnership with brokers and internal teams.
  • Drives operating performance through revenue growth initiatives, expense optimization, and targeted capital investment.
  • Monitors asset‑level financial performance relative to budgets and business plans, identifying risks and opportunities.
  • Executes asset sales and lease transactions as part of the overall asset management strategy, including shopping center sales, outparcel dispositions, and monetization of underperforming or non‑strategic assets.
  • Oversees marketing, negotiation, deal structuring, and execution of disposition transactions to maximize value and manage risk.
  • Prepares and presents asset sale and monetization recommendations to leadership and internal approval committees.
  • Ensures smooth execution from approval through closing, coordinating legal, tax, finance, and external advisors.
  • Oversees financial modeling, valuation analysis, and scenario planning to support asset strategy decisions.
  • Maintains accurate forecasts related to asset performance, cash flow, capital needs, and expected gains.
  • Provides clear, data‑driven reporting to senior leadership on portfolio performance and strategic outcomes.
  • Leads and develops a team of real estate professionals focused on asset performance, leasing, and monetization.
  • Partners cross‑functionally with Legal, Finance, Tax, Operations, and Construction to advance asset strategies.
  • Manages and directs external brokers, property managers, and consultants to ensure alignment with business objectives.
